    Great location

    I enjoyed my stay here and loved the location so near to the train station. The room was fine with the usual extras like a kettle, tea, coffee and biscuits. I was fortunate to have a double bed and it was comfy. Modern bathroom with shower, very compact. Breakfast was cereal, fruit juice, tea or coffee followed by a full English breakfast. I chose vegetarian sausage over bacon and regular sausage. It would have been nice to have more of a choice . Poached or scrambled egg or possibly an omelette. Not a bad place for a little weekend break.

    Lake stay

    A very pleasant two night stay with Jo who is a very amiable and accommodating host. The accommodation is in the top part of Windermere town and is close to all amenities but not so close you get disturbed by noise. There is a car park, pay and display, across the road but get your timing right and on street parking is free. If there was one thing that might improve the room it was having blinds on the window, of the room we stayed in you look out onto other houses and you either have the curtains closed or you are totally visible to the other houses which can feel a bit goldfish like. The food is plentiful and fresh.

    Average but with potential to be a good deal better

    Parking - a slight issue depending on the weather, how able-bodied you are or if you would like your vehicle to be in view and/or in the curtilage of the building and free of charge. You can be lucky and get a spot on the street opposite the establishment which caters for around 12 cars or so, but otherwise youre likely to have to settle for the pay and display in the car park just behind. If you get the weekend tkt or similar it is reasonable but then if you find a free spot on the road as you probably will over a few days on a number of occasions then youre likely to park there for convenience and sighting purposes so the deal is not as good as it might first seem. That said it seems a very safe area so you would be unlucky to have your car broken into or stolen Id imagine. If youre less able bodied you may want to stay elsewhere as its not very accessible having to cross the road after parking and the stairs in the b&b are fairly steep. Facilities: A small shelf in shower so that you do not have to bend down to the bottom of the shower basin each time you want to use shower gel, shampoo or conditioner etc would be a useful improvement; Also as there was so little room in the en-suite bathroom, an extra rail on the wall to place towels would be handy. There is one on the door but once the towels are separated and used by each person there is not really enough room to place each on the small rail. An extra toilet roll - for some reason on our arrival there were 2 toilet rolls as per usual, the one on the holder and one spare. However on the subsequent days only a single toilet roll was left in the room after service. On the penultimate day we actually ran out on the morning before the bedroom was serviced. It wasnt fatal but I would not want the indignity of asking for an extra roll when it is standardly provided at even the most basic establishments; There was no bin in the room itself in or around the dressing table where the tea and coffee making facilities were, as is standard. Again not a massive issue but just a slight bugbear having to go into your bathroom (if it is vacant that is) to put teabags etc into the tiny bathroom bin. Also general rubbish accumulated over our stay which we collated in a bag and made it obvious it was for disposal, but this stayed in the room even after service. A small bin should be provided again for obvious reasons and so guests do not have the indignity of having to ask. It is apparent that this is a passive aggressive fully conscious decision by the proprietor indirectly linked to the rather direct signs stating that no hot food is to be consumed in the bedroom. Whilst we had no intention of consuming hot food in the bedroom, we do believe that guests should be treated as responsible adults and trusted to dispose of the rubbish immediately should they choose to consume the same; particularly on days that are a complete wash out where even a 5 minute walk can leave you drenched. The hand wash was nice and so were the biscuits. The en-suite bathroom itself is about as tiny as it could be but does the job - shower itself decent etc. There are two windows that open as much as you would want them which is very nice on hot or humid days/nights. The bed was comfortable and there were plug sockets on each side of the bed so each could charge or operate tech. easily enough. Tv seemed fine and modern. Wardrobe had plenty of hangers which was good. There were two comfortable chairs also in the room which are handy when you dont want to sit on or spoil the bed before you get in. Breakfast: Nice enough but no real choice provided which was surprising and a let down. It felt like it was squeezed so that the owners could operate within very rigid confines and werent really interested in offering a great experience, but just doing everything bare minimum. A small breakfast menu (perhaps containing a weekly or daily special) would have been a nice touch as an aide-mémoire and so the guest can relax and doesnt have to remember what they would like when the host takes the order. As it was it revolved around a fried breakfast or anything that does not veer over and above the rigid ingredients and method of cooking the same. There were very basic dried cereals and (from concentrate) orange juice on the dresser. I asked whether I could have porridge on one day as I did not fancy a fried breakfast or the sweet or sugary cereals. However the host told me they did not cater for this. This was slightly surprising given that I cant imagine given the demographic of the average couple at the premises that they would all want a fried or sugary breakfast each day. We would also have appreciated if there was some fruit and yoghurts (perhaps locally sourced) on the dresser at breakfast for those who really could not face a fried breakfast for the 3rd or 4th day on the trot. Its a bit of a throwback to how B+Bs were 20-40 yrs ago before the standards shot up, review sites, Air BnB etc. However these days we do not think it is unreasonable to expect something a little bit more than run o the mill when visiting The Lakes in what is an area of outstanding natural beauty and replete with fantastic local sources waiting to be tapped into by discerning local businesses. That said the eggs were good, as were the mushrooms, toast and butter. My partner said the sausages were well cooked and tasty. The tea tasted like a value brand but at least there were two tea bags in the pot so it was just about strong enough. Still, a local brand or Yorkshire Tea would have been a nice touch. We did also expect, given the location, that the food would be locally sourced and that this would be a feature of a good B+B in Englands Lake District. We also were slightly non-plussed by the very rigid breakfast time which was set at 08:30-09:00 each and every day. On the first day I had an engagement at 09:00 around 10 miles away so I had to leave around 08:30 to attend the same. I had a quick look in the breakfast room but, as there was no fruit or yoghurts laid out, I could not pick something up to eat on the move or later on. The host did not offer to keep anything back or make any provision for the fact a paying guest could not make breakfast. It may even have been refused in the circumstances, but its the principle of not being offered that felt a little cold and unconscientious. Over a season there must be lots of guests who have similar engagements and at even earlier times so it would have been nice to know this beforehand by reference on the website or elsewhere and for there to be provision for early or late risers - e.g. a continental or fruits/yoghurt/bread or even pastries type breakfast that could be picked up so as not to waste what has already been paid for in good faith. There is also a rule that insists that no hot food is to be consumed in the bedroom. This seems a little OTT as it cant happen that often, and cynically we suspect this is the main reason no bin is provided in the bedroom by the dressing table. As it were we had no real desire to consume hot food in the room but Id imagine if you were on an extended stay when the weather was particularly bad then you might consider eating some hot food back at base as a one off; and certainly wouldnt want to be rebuked for the pleasure or have no place to dispose of any rubbish hygienically. Check-out: Whilst the check-in times were helpfully liberal in allowing a midday or late afternoon pick up of keys etc, the check-out was a rigid 10:00. I would normally expect a 10.30 check out time at the earliest. This means that if you take your time (as you should when you eat the most important meal of the day) with a full breakfast at around 9 am youre not left with a great deal of time to eat and then digest your food before having to pack up and leave, perhaps with a couple of trips up and down stairs and to and from wherever you have managed to find a parking spot. Not good for the old blood pressure either and means that its difficult to enjoy that last night/breakfast with one eye on the clock (even subconsciously). The host (Jo) whom all our contact was through was nice and pleasant to deal with and we know it must be a very hard slog running a business such as this with a view to making a profit and keeping costs at manageable levels. Our overall impression of this B+B is that it is probably just about par for the course but it rides on the back of its terrific location which could hardly be better. It will always do well because of this and its competitive pricing, as well as ticking all the basic or fundamental boxes. However, it could be so much better with little or no further investment by simply adding these extra little touches that the discerning traveller appreciates - even if it means a few quid extra a night on the bill. This is a 2-3 star establishment that could easily be 4 star with a little bit of warmth, attentiveness and TLC.

    Comfy, warm, quiet and welcoming

    Jo was a lovely host, attentive and caring - spotless accommodation so close to the towns facilities yet quiet. Power shower always a bonus and big double bed in my single en-suite room. Plenty of restaurants in Windermere. Try the Crafty Baa micropub.

    Comfortable and warm

    A nice little B&B in the Lake District right in the middle of Windermere. it is very close to the train station. Everything is a just a walk away. Jo was an excellent host. Delicious English breakfast every morning that would keep you going throughout the day. Rooms are not too big but they are clean and warm. Had a wonderful stay
