  Totally quiet, good view, and big part of it is convenience.

  I think the best part of staying in a guest house in USM is convenience. Especially you have some chores to do in the university itself. Everyone is friendly, not quite easy to find especially if you are a first timer. But if you ask around, you can eventually find the place. You will have some decent view around overlooking a football field. And right next to the guest house is a Bumbledee's Cafe. An apparent star of USM. Operated unsuspectingly by students, but food and services are great. The only funny part is that they don't open on weekends. And its a quiet affair. And basically you need transportation to get outside. You can eventually walk but its would be around 20-25min before you get to the outside. In terms of room, it was ok. I couldn't sleep well but that's my own problem. Maybe I couldn't used to their bed. Other than that it was ok in general.

  Not as expected

  Staffs are friendly, willing to help and answer questions. Stayed in Deluxe Room cost RM 158 per night (exclude 6% GST). Parking is available. About 15 minutes walk to library. Wifi provided. Complementary 2 mineral bottles. Nearest restaurant is BumbleDee restaurant. The staff will help you arrange taxi to airport if needed. Personally, I think the room rate is kinda expensive. Inside & outside of this building is so old. Not sure if they make up room because they only top up my toiletry & mineral bottles during my stay. Ants around and mosquito too. The breakfast is very simple and it start at 8am - 11am.

  Complete Nonsense

  They didn't even do the room cleaning in four days. No one is there in the reception or anywhere else in the hotel from 6 pm onward. No response in the intercom as well. Much more extra rent was charged in time of payment. Tripadvisor rate was not applicable there practically. An extremely weak wi-fi.

  Heritage stay

  Stayed in this property on 18th Dec with my family of 9, the breakfast is simple but really tasty with kueh-kueh, toast bread and char keow teow. The front desk person is very helpful, our room's light bulb went out and the front desk person came to change the bulb. The overall stay gives you the heritage vibe with the fresh air and green surrounding the property. The management need to seriously revamp the place, change the paint, furniture and the whole place has a damp smell. It is not too pleasant especially for the young kids as you worried about the cleanliness of the place. For the price of $180 from booking site, it is far cheaper than hotels but the cleanliness is something will keep me away unless the management do something about it.

  The location is its saving grace.

  The rooms are fairly decent. They are big and well-lit. Amenities provided include a fridge, mineral water, toilet paper, shampoo, soap, towels a kettle and coffee/tea. Breakfast is coffee, tea, bread and local dishes (a tad spicy) and kuih. It is meant to start at 7:30, and while the catering was punctual the guest house staff were not. The staff are otherwise pleasant and helpful.
