    From poor, to terrible, to farcical

    Upon arrival at 7 pm, after traveling for 7 hours (check-in was from 2pm-9pm) we were welcomed by the unkempt and overfamiliar Dave, with his first words being I thought you werent coming followed by some further abrupt and forceful comments, accusations, and questions. Asking us what we wanted for breakfast, Dave complained about where he was going to get soya milk from and that no-one has asked for fruit for breakfast before. I offered to buy the soya milk when we go out later, which Dave agreed to. When my 8-year-old daughter politely asked if she could have scrambled egg in the morning, Dave responded (possible jokingly) no! However, if he was joking, he didnt correct himself and I ended up saying of course he will make you scrambled eggs. After complaining to us about being late, not replying to emails (I was driving when the email was sent) complaining that my phone number was wrong (several times), Dave gave me the key. He explained the key for both the 2 front doors in addition to the bedroom door. This suggests the doors might be locked when we get in later, but he didnt mention a particular time, but we werent planning on going out late. In fact, we got in after dinner and arcades at 11pm, and the doors were still unlocked. No problem there, so we thought Upon first arrival to the room (room 7), the door and window were wide open, so it was nice and fresh at this point and the only problem was the size of the room. It was meant to be a family room suitable for 4 people, but we found there was not enough space to even open our suitcase on the floor, and not enough room to get undressed in the very small en-suite. Because of this and our unconventional welcome, my wife and children were uncomfortable and if we had not already paid would have left at this point. Not to worry, we are only here 2 nights and will spend most of the time out of the room and visiting Blackpool. We went straight out and when arriving back at 11 pm we immediately noticed the smell of old stale smoke in the room, and when opening the en-suite, we were greeted by a waft of sewage or urine. We guessed maybe it was urine around the toilet and floor, but obviously didnt investigate further. We also suspected people had been previously smoking in the room leaving the smell in the bedding. Leaving the window open all night might have allowed the smell to escape, however the door rattled when the window was open. This meant that I had to close the window as best I could, but the mechanism was rusted up and it wouldnt close fully, so I had to use some folded-up paper wedged in the door to stop it rattling all night. After discussing all the above problems (unwelcoming host, smell, size of room, rattling door), we decided that we were not comfortable in staying any longer than necessary. However, due to the late hour and with two tired children, we elected to tell our hosts and request the second night be refunded in the morning. I purchased an alternative room on the internet elsewhere as I didnt want to lose the opportunity to buy a room nearby, but knew there might be a risk of not receiving a refund. Based on the short time I had talked to Dave, I suspected he wouldnt take the news well. My plan was to quietly speak to him in the kitchen, stay calm and only state the facts, without making a fuss. Hopefully, he would understand and offer at least a partial refund. I neednt have bothered. Our hosts would end up making enough fuss for the both of us In the morning, the real problems started, and the one that would take the experience from poor, to terrible, to farcical. I quietly mentioned to Dave that the room is not to the standard we were expecting, would not like to stay a second night and if he would consider refunding the second night only. Dave asked what the problem was and I explained the window and the smell. Immediately I was told I was wrong on both counts, Dave started walking off down the hall, talking louder and with urgency, I followed and staying calm just explained that I dont know where the smell is coming from, but it appears to be the en-suite and the bedding. Getting agitated and louder still, Dave said there was no smell, the pillows are clean and the en-suite is cleaned by Ann. I simply reiterated that the smell must be coming from somewhere and we wont be staying another night. Dave said he has other guests to deal with and would talk to me later. I walked upstairs to get my luggage and family. While I was walking up the stairs, I heard Dave telling the other guests about my complaint. As this point, I thought maybe it is time to leave immediately as we were made to feel very uncomfortable and my idea of staying discreet had not worked. Upon returning to the hallway Dave said I had been loud and complaining in front of his other guests. I tried to explain my intention to talk to him quietly in the kitchen and in fact I had heard him tell the other guests, but Dave was as dismissive of this as he was of anything else I had said. He finished by saying he wont be talking to me about it anymore and Ann was on her way to talk to me. We waited for a while for Ann, with bags in hand ready to leave. When she eventually arrived, I could tell immediately that she was annoyed. As soon as I started explaining the situation, she complained back at me for arriving late and staying out all hours. I asked what the check-in time should have been and Ann confirmed it was from 2 until 9. I question how I was late if I arrived at 7, for which I received the reply I know what time you arrived because I was watching on my camera. I said I didnt think there were rules on returning to the building in the evening as I had a key to get in the front door, for which Ann replied with I make the rules because I am the owner. None of this was making sense to me, but I figured there was no need to continue on this subject. She then requested I escort her to our room so she could show me how she cleans. Hoping this might help me get a refund, I followed. She requested I smell the bedding and bin liners myself to confirm there were no bad smells. She showed me all the cleaning products, including the bleach she uses to clean the toilet. She then explained her qualifications (a level 4 NVQ), her experience, her background and how hard she had been working on running the hotel. She was clearly annoyed and emotional, and I realised there was no point me complaining more or standing my ground on the refund. I started to feel sorry for her, she clearly puts a lot of effort into running her B&B, she is just not very good at listening to complaints. I explained again that I dont know where the smell was coming from, and we concluded that maybe the smoke was coming from the carpet as it was due to be replaced. I didnt argue, it wouldnt get me anywhere. Ann offered to move us to a new room, but I explained that I had already paid for alternative accommodation. Ann eventually apologised, wished me well and we left. Unfortunately, this experience has ruined B&Bs for my family. The children now think all B&Bs will be like this. We didnt have a high expectation, but the experience could have been a lot better if Dave had worked on improving his professional presentation and conduct, and Ann worked on her interpersonal skills during complaints. The smell and the size of the room were minor inconveniences in comparison to the poor attitude and demeaner of the hosts.

    What a waste of a trip

    I'm not even goin to get into everything that's wrong with this hotel an the staff its vile room 7 paid 85 pound for one night with the family an the room we couldn't move in Dave sat outside slagging everyone off telling us how he rang the police on a mother an kids because she looked like she had had a drink an sed she looked like she was easy because she had a skirt on then me an my best friend was just goin for a drink or 2 an some food an bits from the shop for in the room why her son sat with the kids that was both asleep an told us we couldn't go out not even just to the shop what a joke thank God we still stayed out abit with the kids until they were asleep because we then couldn't leave the hotel the TV in the room doesn't work so 3 of us had to sit there on are phones it really has to be the worst hotel iv ever stayed in an messed up are weekend away with the kids well never again Ann was lovely but Dave 100% needs to learn some respect

    Brilliant Hosts

    So we arrived in Blackpool on Friday morning Myself, My mum and my Son. We had booked into a neighbouring B&B. When we arrived at the B&B we had booked we were horrified at the state of the place so we decided not to stay there and hopefully find somewhere else that had vacancies available within the same street. When walking down the street we came across this B&B which looked Lovely from outside. We rang the door bell and Dave answered, we explained the situation and Dave invited us in even making us a cup of coffee which was greatly appreciated as we had been travelling for hours. Dave showed us the room they had available which was the family room...what a massive difference from the last place. Dave made us feel so welcome and the guest House was absolutly spotless and homely. We decided to stay. Dave helped us with our plans for the day and told us about local events. Dave was fantastic with my teenage son also. We later met Anne who was also so lovely and welcoming. Breakfast was included in the price and was fantastic. Nothing was ever too much bother and you could tell by the high standard of the guest house that this is Dave and Anne's pride and joy and they should be so proud of the work they have put into it. Weve stayed in a few B&B's over the years and this has got to be the cleanest. When leaving on sunday we didn't feel rushed to leave , we were able to relax in the bar area until it was time for us to leave to get our train, Dave even organised our Taxi. I would highly recommend to everyone and we will definitely be back. Thank you so much Dave and Anne, you both saved our holiday and thank-you for your excellent hospitality.

    Get what you pay for

    I've stayed in this B&B many of times because it's great value and the location is PERFECT. It's right in between the pleasure beach and the tower. We didn't arrive until gone 11pm which was no trouble for Dave. He even called on route to advise of an accident which was a nice touch. He got our car parked up for £7.00 per night. When I booked online through their website I booked a double standard room. Unfortunately we were allocated the small double (room 3). It was so late and we were both so tired but my partner asked dave about the room and was told it didn't show what room I chose when the booking came through (my partner showed the confirmation). We were told we could sort in the morning. Unfortunately the bed is up against a wall with the radiator on and it came on during the night. I burnt myself and was sweating buckets all night! In the morning we had breakfast and again we recieved really good service. My partner wanted to watch the rugby final so we sat at a table not meant for breakfast and ate there to allow us to watch. This was again a nice touch. We were asked about the room and we did say we would like to change however Dave advised the other room wouldn't be free until someone else checked out that day and he would need to change all the bedding. Although the offer was there, the way it was worded made us feel like it was too much effort so I felt guilty and said we would stay. I mentioned how hot it was in the room and was told not to turn the radiator down or off! So... I still really like this b&b even though there were a couple of things I was a little disappointed with this time. I would stay there again but I would refuse to stay in room 3 due to the fact there was no room for me and my boyfriend to get changed at the same time standing and to get past to the bathroom the other had to get on the bed! Dave and Sue are lovely people (dave chats for england so if you like to be left alone it's not the place for you!) who have clearly been doing this for a long time however from my background in customer experience there are a few things that can be done to make more people want to come back.

    Excellent value

    Spent a couple of nights here midweek as a last minute getaway. It's just a lovely clean, family friendly place to stay. Dave and Ann made us feel so welcome and it was lovely having a chat with them at the end of our long days whilst enjoying a drink. Breakfast was excellent and really sets you up for the day ahead. To sum up An excellent value,very clean, family friendly guest house that's in a central location.
