  Good value great location

  Clean and warm room very friendly staff excellent breakfast the Royal Oak proved to be a good Choice as it was good value and in a great location with lots to see and do with in easy walking distance would definitely stay there again

  Lovely away break

  We stayed here for one night,despite being unable to park in the carpark we were lucky to find free parking opposite. Friendly check in, room cold on arrival but we were told for safety reasons the radiator wasn't left on so it took a while to heat up the room.A good supply of tea/coffee and milk sachets provided with packets of biscuits given too and very useful shower caps with sachets of shower/shampoo. Bed comfy, but maybe blankets left available for use would be useful as an extra cover for the bed. The cooked Breakfast was lovely (was included in our room price) and there was a toaster provided so you could make your own toast with a good selection of spreads including marmite ( not everyone likes jam on their toast!) the fresh coffee also very nice, would definitely make a return visit

  Do not use Booking .Com for this property

  Used Booking.Com when booking this hotel back in October with a free cancellation policy. Full payment was taken - due to the current situation I cancelled and received an email from Booking.Com to confirm free cancellation. I CANNOT get a refund and have now lodged a complaint with the bank. Booking.Com are not interested and directed me to the hotel to ask for a refund - no luck there and when I tried to phone them again the number is now unobtainable. Very frustrating.

  Improvement is underway :)

  We enjoyed our stay at the Royal Oak; the party consisted of my wife and I, another couple, and some friends. Julie and her husband are very welcoming. They have only been managing the business for a couple of weeks, so you can pretty much disregard all reviews prior to this one. I now understand the negative reviews to have been caused by the previous occupant/manager, not the present management team Julie and her husband are on a journey to build the business and offer something for the local community and for visitors alike. They couldnt have been more helpful during our stay. There are a few snags we hit, but they were both straight onto them and couldnt have been more accommodating. There are a variety of rooms available to suit all budgets. I state this because I think for some prior reviews, the author has wanted to pay travel lodge prices, yet get a Savoy experience. The Royal Oak is on the correct price point, for what you get, IMHO The bar is well stocked and the breakfast was very good with flexibility on timings.

  DO NOT STAY HERE!!

  Was attending a wedding in the area and chose this B&B for an overnight stay We emailed them closer to the date to let them know what time we would be arriving and asked could they arrange a taxi to & from the location ... They replied that would be fine On arrival the front door was unlocked, there was no one at the desk and the bar area was locked up. I rang the bell a few times, shouted hello had a little walk around the building-not a soul around We started too call the hotel number which we could hear the telephone ringing from a distance so decided to go upstairs and knock on a few doors but still no answer At this point we had wasted the best part of 20 minutes and was starting to get concerned that we would miss the the beginning of the wedding My husband went behind the desk and found a list of telephone numbers pinned on the wall which we started ringing, a lady answered and apologised and said she would try and call someone for us, again we could hear the telephone ringing from a distance We gave her 5 minutes and called her back at which point she told us someone was on there way, waited another 5 minutes tried to call the lady again and was text a number to call which we did but no one answered Luckily we had some friends staying in another B&B close by, we called them and they found us another room at there B&B, we left a note on the desk got our bags and went to the car, as we were leaving a car with a man pulled up and told me he didnt know what was going on he only found out a few minutes ago (I had booked months previously & emailed) I will admit my tone was not pleasant, we were now late for the wedding and had no taxi... We left !!! Goes without saying I would not recommend this place to my worse enemy
