  Superb & Comfortable

  Very nice hotel in Eastbourne. I thought parking would be an issue but it was OK when I arrived managing to find a spot. Free Parking is from 6pm to 8am so I got a permit for the 8am to 11am which was just £1 and was displayed in my car window. The room was very comfortable. It had everything you could need. The bed was circular and there was a single bed too. Couldn't get in wifi so wasn't too bothered about that. TV was a small one which was on the wall but didn't watch it as needed to get some sleep. Nice and quiet during the night. Great price for £55 and recommended. I will stay there again.

  Nice place to stay

  I was a bit wary after reading some of the reviews, but honestly I needn't have worried, everything was absolutely fine. The manager had left by the time we arrived but had left the key outside for us to pick up, they included a thoughtful note with directions to the room and a parking pass so we had everything we needed. The room was on the 4th floor but there is a lift so this was no problem. The room was clean and comfortable, there was a generous basket of teas and coffees and all the toiletries we needed were provided in the bathroom. It's really good value for what we paid.

  Weekend away

  I am usually very fair when reviewing but apart from location there was nothing positive about this B&B! Room was dirty, furniture was broken and mismatched, off cuts of rugs on floor which were not only hideous but a trip hazard! Old carpet on bathroom floor? Broken bath front, old splashback, cut off rug around toilet...it was not pleasant at all. Stone steps to get into property are broken and dangerous, I am surprised that this establishment is licensed to operate.

  It is just a B not a BnB!

  By the title I mean no breakfasts were available to be booked - no explanation given so not sure why! We were advised to go to a cafe just a 2 minute walk away as it opened at 8.30, but when we got there it doesnt open til 9 so we carried on walking and ended up just eating in wetherspoons for ease! Our shower was great, my parents shower didnt work but was fixed quickly. The mismatched furniture and carpet off cuts didnt bother us, but what did was the appalling bed (it was as though there was no inside to the mattress) which resulted in me sleeping on the floor (this was more comfortable than the bed!) The room was clean, the towels were fresh, the tv worked and there was a generous supply of tea, coffee and milk. But the curtains didnt cover the window and the bathroom window could not shut - there was an overwhelmingly loud hum of something electric that we couldnt shut out because we couldnt close the window. The location is good and we were offered a fan due to the heatwave. The WiFi worked. 2 of the front steps have cracked and fallen away so 2 big orange cones greet you on your way in - these have been here for some months! We couldnt hear the other residents which was great, so no one else disturbed us. All in all I wouldnt stay here again because of the appalling bed, the rest of it I could live with for the cheap price.

  Depressing and Dated

  Recently paid £75 per night for a twin room and was very disappointed. The steps leading to the property are very dangerous, the twin room was very small, the shower would only work if you continuously pushed the button, the kettle lid was broken, decor very dated, I could go on. The positives are it is a great location and parking is only £2 per day.
