  Super value guest house and a great host.

  We stayed for 4 nights in the SP Guest House in a family room for a total of around 45GBP. It's a small guest house located off Sumon Thewarat - a main shopping street running through Nan and about 5 - 10 mins drive from both bus station and airport. There is some limited space for parking. The rooms are basic but clean, spacious with good quality free wifi, TV, shower and super cool air conditioning. No breakfast is provided, but there is tea, coffee, cocoa, bread and a toaster on hand throughout the day. There are also communal fridges with good suoplies of bottled water to take. There is a seating area outside the rooms - covered - with an eclectic range of decor. Location is directly beside a good range of shops, cafes and restaurants and a large market. It is about a 20 min walk to the main temples and tourist sites across the town. You can hire bikes for 50 Baht per day and they were in good order. A special mention to the owner who was extremely friendly and helpful and made for a great stay. In summary a super value choice of accomodation in Nan - highly recommended if you are looking for guest house type of hotel.

  Good location but ...

  We chose this guesthouse because it's near the place we would like to eat and drink (Nan Nung pub - just opposite Nan Boutique Hotel). Unfortunately, it was raining heavily during check-in. We did make a reservation via booking.com but the innkeeper didn't have our record. By the way he manged to offer us a room after checking the availability for ten minutes. We found that there were continuous water drips from the ceiling at least two spots (one on to the bed and one on to the table for luggage). It could be from the heavy rain that the roof couldn't drain fast enough. The innkeeper helped us move the bed away from the drips. However, I like the hardness of the mattress which others may think not comfy. The room was not small nor big. I think the rate is quite reasonable for the price paid. One more thing they got a big parking area (just across the alley) which is unexpected for a guesthouse :-)

  Quiet and well located

  We stayed two nights here. The guesthouse is well located for restaurants, and is about 10 mins walk away from Wat Phumin. The room was large and comfortable, and by reception there was a kettle with coffee etc and bread and spreads and a toaster. The owner was very helpful.

  You gets what you pay for!

  Air con. leaked on entrance to bathroom, highly dangerous, then leaked onto luggage. Wall paper peeling, towels musty and damp. Complained and was relocated next day. Mine host apathetic and attention to detail lacking in all aspects. The only unfriendly person we came across in Nan. Everyone else in Nan so friendly, so this made for a strange contrast. Won't be back!

  Great

  Big rooms, clean, staff very nice and helpful. Good location (close to restaurants, markets, river, 7 eleven ... by foot) and quiet place. Charming and beautiful, in wood. Fast wifi and AC. I recommend this place.
