Can't ask for moreThe room is spacious with sea view. On my night of visit, I saw firework from my room with a cup of green tea in hands. The outdoor onsen is really nice and peaceful. With this price tag, one cannot Ask for more.

Excellent hotelI stayed ar Opetei three nights in December. The location is very good, within walking distance to the station and close to the bus stop. The staff at reception desk was excellent and spoke well English. I stayed in the seaview room. They are building a retreation area/park between the hotel and the sea but I there were no heavy works at the time of my stay. My room was spacious and beautifully decorated. I guess it was the most beautiful room I have ever stayed in while in Japan. And here comes the best: the Japanese diner: generous, sophisotcated and extremely tasty. I recommend to choose the option where the diner is included, it is a great value for money

An average onsen hotel in BeppuWe stayed in a room with in-room open air onsen facing the ocean, the room looks newly renovated and clean. However, my other family members stayed in a room next door with no in-room onsen, their bathroom looks dated and dirty with mold on the ceiling and wall tiles. There's a big contrast between our two rooms. Both rooms offer nice ocean views though. I've stayed at quite a few onsen hotels. The dinner and breakfast here are just okay, but nothing to write home about. This onsen hotel has limited facilities compared to others where there are usually big souvenir shops, entertainment facilities, etc. The ocean is literally steps away, a few minutes walk there's a convenience store. There's a shopping mall within walking distance as well.

Great location and dinner!Roof top onsen was nice with a amazing view of the bay. Dinner was excellent- maybe a bit too much food for us! The last night was a little disappointing. Would think they'd give us a more memorable "send off"! Breakfast was typical Japanese fare. The bathrooms in the rooms can use some updating, as well as the vanity in the room. The futons and bedding took up a very large closet so there's less space in the room. The front desk was very helpful in answering questions and getting a bed for my elderly mother so she could get up easier in middle of night. The staff was very polite. Would definitely recommend this place! The only negative is that this isn't a non-smoking hotel. Although we reserved a non-smoking room, the room next door and hallway allowed smoking. We wreaked of it the entire stay! Also, the walls and doors are quite thin so we heard everything in the hall!

Seaside Hotel Mimatsu Oetei ReviewThis hotel is about 10-15 mins walking from the JR Beppu station. It is easy to find as you just walk towards the seaside until you see the Beppu Tower beside a main road, the hotel is behind it. There is a 7-11 beside the tower, and a bus stop in front of the tower, so is quite convenient. If you take the bus to visit the 7 Beppu Hells starting from the JR station and follow the sequence, i.e. Chinoike and Tatsumaki Jigokus as the last two hells, and you take the bus towards the Beppu station, you can stop directly in front of the tower, this complete a full circle of your Beppu Hell tour. I booked a seaview Japanese room and the view is great. The room is also spacious for Japanese ryokan standard. There is some minor renovation and furniture replacement done, so the room is a mixture of new and worn. There are two onsen baths in this hotel: one at the top floor, an open air onsen bath and one at third floor, which is an indoor onsen bath. The dinner and breakfast are both average though. Overall, I am quite happy with my stay here.
