TerriblePlease do not waste your money staying in this guesthouse. The room was just about Ok, ripped net, broken curtains, dirty bathrooms! Just in general not up for scratch for what you pay! They also stole from us! They charged us 3 times for 1 drink and also took money for a travel cot without telling us there was a charge but charging our card A WEEK LATER!?! we have been emailing over and over again with no response! We will now be going through booking.com to let them know just how bad it was and how unprofessional they are at communicating with the people who have stayed there! Along with several spelling mistakes in the one email I received which said the manager would be in touch! Yeah right!!

I wouldn't give it one star!!Please do not waste your money. It is possibly the worst hotel I've ever stayed in. Upon arriving and entering we thought thank god we are only staying one night. Once in the room it looked very tired and out of date. The bathroom was awful. There was loads of mould everywhere, the sink was cracked, the shower door fell off and the shower control was broken. The only good thing was the clean bed linen. When checking out I raised my concerns with reception and they didn't want to resolve the issue. They charged us the same price as the new renovated family room upstairs. In my opinion room 4 should not be let out in the state it is in unless you lower the price to about £50. I won't be stopping here again!!

In Need of Major Facelift & Maintenance -Not 4*, Not 3*Our room was booked by our son in law, via expedia, one night b&b, we added another night direct. They were staying at Port Lympne Nature Reserve in the Tiger Lodge, but restriction on numbers due to Covid, meant we were not allowed to join them at last minute. We did not check out this place, but was told it is 4*, family know we only use 4* minimum where ever or what ever we do. Retrospective web sites classify this place as either 3 or 4*, which is a joke. The entrance signboard has no stars shown, neither does the splurge in the information pack. To describe this venue "as a hotel" is bending the material facts to the tenth degree! It is a 1960's bed and breakfast venue, and a very poorly maintained one. The property is circa late 1800's/early 1900 build. I owned a very similar property which was built in 1904, but mine was maintained ongoing on a daily basis. The room we had was a hived off unit,at the rear, a twin bed had been booked, but we were told this was a better room, large enough for 3. It had a double and a single bed with a shower/wc & toilet in a separate converted room which was on a different floor level, some 3 narrow steps down. Totally unacceptable and a health hazard. The decor of the room was very tired, wallpaper was worn, discolouration patterns were seeping through the pattern, drab curtains, and tired net. Furniture was dark coloured, only one window, and with the darl carpet colour, the room was quite dark. One central light, two bedside lights, very strange design. Free standing wardrobe in alcove which leaned sideways, due to uneven floor. TV on the wall was also fixed on the angle, likewise was a wall vent. Windows were original wooden single glazed sash type, rattled in the wind. The shower room was tiled out and was bright with its own window, shower door had build up of mould in the glass/metal edges, the sink had a chip, the shower control was loose, the down lights used were too big and incorrect type for ceiling space available, and protruded approx 3 inches out of the ceiling hole. Don't expect things like USB power point, you have to remove either the TV plug or the kettle plug from beneath the dressing table, on you hands and knees, to plug in the hair dryer or what have you. Likewise the beds hide the other power points for your phone chargers etc. Breakfast on the first morning was really good, hot and yummy full English. Second morning was indifferent, warmed up hash browns, cold tomatoes etc, disappointing. When we checked out, big row over cost of the 2nd.night which we booked direct. They tried to say the rate quoted was not including breakfast, which I refuted as untrue. Absolutely refused to pay for the breakfast, which was cold anyway, and the nephew/who had rung the owner Auntie to whom I argued with, finally agreed to charge us the agreed amount. First warning is if you stay, make sure everything is in writing, the family are Chinese. Issues with room: No beds made up after first night, no clean mugs, no milk replaced nor teabags One mug had very badly chipped rim, health and safety issue One mug badly stained inside and unusable Wooden sash windows were dirty/mouldy in the wooden paintwork, not been cleaned for ages Beds were not matching, old and uncomfortable No matching bed linens/duvet covers One bedside light did not work, bulb had blown Cutlery on second morning was unclean One large towel had major staining on it, unusable urrgh Shower room net curtain was torn and dirty. Breakfast room window ledges around the bay were covered in debris and obviously not cleaned Outside bay window main support was rotted, section approx 12 inches missing

Clean,tidy, and large roo.Clean and tidy rooms were larder than I thout they would be. Bed good, Shwer and wasroom good, tv good Dinning room was large. Breakfast was what we wanted and was offered more but could not eat any moore owner and staff were vey good and helpfull. Will use again
