    Greedy greedy

    I booked this hotel via Hotels.com. Unfortunately, I misunderstood the fine print that each room I booked was for 1 adult and 1 child per room. I booked two rooms because my parents would join us making our party 4 adults and 2 children. When my parents cancelled, I cancelled one room thinking that our family of four could fit into one room. Hotels.com refunded one room and charged 30% cancellation. When I arrived at the Rosen Heim they had prepared 2 rooms and were unaware that I had cancelled one room. I informed them that one room was cancelled and therefore set off an unfortunate chain of events. The night desk clerk informed us that they did not have our cancellation and said that they Never make mistakes. When I showed them my cancellation confirmation from Hotels.com they insisted that I pay an additional 37,000 yen + 900 yen tax for breakfast & dinner for 3 days / 2 nights for 2 children. Initially under the impression that we had booked a room for 2 adults & 2 children we strenuously objected and spent 1 hour going back and forth with the front desk. Because it was late and we felt that the night clerk may not have the right customer service perspective we went to our room. The next morning we reviewed our booking information from Hotels.com and discovered our mistake. According to the confirmation email we had a room which was just for 1 adult and 1 child. I find that type of room arrangement unusual and did not expect such a limitation. Therefore we called Hotels.com to help. They called the hotel and were told that the hotel would accept 37,900 yen for the meals. Frustrated that this situation was ruining our vacation, we put this out of our mind and tried to make the most of things. The hotel is dated but clean. The restaurant is average by Japanese standards. The sheets are very cheap and uncomfortable. The room was very small, typical of traditional Japanese hotel. The HVAC was noisy. The onsen was clean and empty most of the time. Most guests were foreigners and I assume dont value the onsen experience. One recommendation for the onsen is to include drinking water so that I could hydrate. The view from the outdoor ones was of Nakayama slopes and the ski jump. Nice. The final day, I apologized to the staff for causing the confusion and said that we would pay what they felt was fair. The staff was speechless and just smiled. I was shocked that no one would even offer an apology for the confusing posting on hotels.com or the condescending attitude of the night clerk or the day clerk Ori. Apparently, this hotel is family owner and they get very defensive about money. In a situation like this, an obvious mistake by the customer, I would expect the hotel to apologize for the confusion and try to make it right without fleecing me. When we checked out, the staff handed us a bill for 47,000 yen. They added a daily charge for the double occupancy of our children. Tired of fighting and wanting to move on we paid and left. We travel to Japan 3 times a year. This was our first trip to Hakuba, and our last to Rosen Heim. Happy New Year!

    Beautiful experience!!

    Check in: Looks like an old European architecture from the outside. We checked in close to 9pm and the staff started cleaning the wheels of our suitcases. They spoke English and was very detailed in explaining facilities. Room: There are lifts all the way to the 6th floor. We had to roll our bags ourselves. The rooms are a bit old but the space is huge. Our room could literally fit 5 people comfortably with 2 big closest and an area below to put your suitcases and bags. The bathroom is divided into three separate sections: the toilet, the sink and the shower. There are also public toilets just outside our room just in case theres a line in the room. Location: Literally walking distance (5-7 mins) from Nakiyama ski lifts. The Hakuba 47 shuttle does come directly to this hotel, which comes every hour. Facilities: We hardly used the shower in the room, because on the 2nd floor there is a public onsen. They have an indoor and outdoor bath. In the basement is where you can store your boots/gear and you could also rent them there. We also bought our ski lift tickets at a cheaper rate than on the mountains. We never had happy hour at the bar, but almost every night, the bar looked packed. Also the hotel had a different entertainment each night. On Thursday, they were making mochi. Restaurant: We never had dinner at the hotel. However breakfast was good enough. They actually have an egg cooking station and the cook beautiful sunny side eggs. Breakfast was simple but had a decent selection. Check out: Was smooth and fast. They also provided a lift to a nearby bus terminal.

    Great experience

    Great location, close to the Nakiyama chair lift and about a 5 minute walk to the centre of the village. If the snow conditions are right, you can ski back to the hotel. The hotel is a little old, but thats part of the charm. The rooms are a good size. We had three single beds, which we firm but comfy and crisp linen that was changed regularly. The bathroom is a standard modular design, small but not impractical, piping hot water and spotlessly clean. Staff are very friendly, Orie was especially helpful and always with a huge smile. Breakfast was amazing, great selection of western and Japanese food. Also recommend the weekly evening Japanese buffet. We used the hotels ski hire facility. They have their own equipment, we had brand new skis, snowboards and boots. Very good quality and reasonably priced. They have a great scheme where you only pay for the days that you are skiing, so if you have the skis for 7 days but have a rest day in the middle, you only pay for 6. Worked really well. The Happo ski lift (Nakiyama) is about a 10 minute walk, or there is a shuttle bus every hour from the hotel front steps to Hakuba47, returning to the hotel every hour at the end of the ski day. They have their own in-house Onsen, which is fabulous. They have inside and outside baths, but I must say sitting in the outside bath, which looks out over the mountain and the Olympic ski jump...after a hard days skiing, is a delight. I would highly recommend staying here, great value, staff, amenities, food, location...... we will go back.

    Disappointing

    Despite a good location about 10 minutes from echoland and only 5 minutes to town this is a disappointing hotel. Rooms are serviced every second day only, the heating is turned off throughout the day and although there is a safe in the room you have to pay 100 yen every time it's opened. The ski locker room is in the basement and in order to access this after a day on the slopes you must negotiate a steep staircase in ski or snowboard boots. Very unsafe in my opinion. I won't be going back.

    Great relaxed atmosphere, close to everything.

    Great hotel in walking distance to everything with a friendly atmosphere. Stayed here in Jan 2020 with my son on our first ski trip to Japan. Tour company recommendation which really suited us for price, location and inclusions. Nice buffet breakfast, efficient ski room and awesome On-sen. The beds were extremely comfortable in our twin western room and the bathroom was clean and tidy but not spacious like many western hotels. Friendly staff with reasonable English and good knowledge of the area. Walking distance to Happo lifts and bus stops for other ski areas. Not your ultra modern hotel, but that's not what I wanted. I wouldn't hesitate to stay here again.
