espectacular hotel French Rivierafue un last minute con mi familia, el dueño me atendió inmediatamente y nos dio la habitación para 4 personas. me dejo el vuelto del pago por la mañana en la mesa del concierge. increíble el trato . muy recomendable.

This is an old house that has been converted into apartments, it is very clean and the owner is very helpful.We were put into apartment 10 and right next to the door used for night entrance. The door banged very loudly and as the guests were on the first night a party of wedding guests who arrived home at 2.15 am we were woke up! Next day we complained only to be told that there was a hen party booked in for that night! Same again early hours door banging, walking up the stairs etc. The first resident in the morning was up at 6 am, followed by another at 7.30! Door banging again. The patio or garden is a table and two chairs right outside an apartment,making it impossible to use it! Glad to be home!

Good location, friendly owners; but rooms need a makeoverWe're a family of 4 (2 parents, 2 teenagers) and stayed in apartment 3 (ground floor w/ terrace). The hotel is perfectly located in a quiet, residential area within easy walking distance to the beach and all amenities. Private parking (payable) is available, but not really needed: We could park in front of the hotel, and if that space was taken, we found enough parking spaces in close walking distance, even in this very high season of August - just park as the French do. If you have a light sleep you may find the hotel a bit noisy. It is an old building with no perfect insulation against noise. You should also be aware of street noise (if you sleep with open windows) as parking in this street (and its surroundings) is very popular by visitors going clubbing in Juan-les-Pins and street cleaning is done at around 4:30 AM. Apartment 3 has one double bed and a sofa bed and is, actually, very small for four people. I would recommend it only for two people. Lining and towels were clean, but change had to be asked for during our 1-week stay. Also the cleaning leaves some room for improvment (was also done only once during our stay). The kitchenette requires considerable improvement in terms of equipment, from cutlery (e.g. only 2 coffee spoons, the one pot availble had no handle, no salad bowl). There was air condition in two rooms of which only 1 worked (but this one worked perfectly). Getting the TV set to work required some investigation. WiFi is available, but I wouldn't recommend it for online watching of videos. Washing laundry is at an extra price or at the launderette close to the train station. The owners are very helpful and friendly and provided every means to make our stay as perfect as possible.

Charming if a bit quirky, Excellent locationStayed here for four nights at start of a trip round Southern France. Arrived on flight to Nice airport, easy journey from airport to Juan Les Pins on number 250 bus and 15 min walk to Emeraude. Emeraude was converted from an hotel to self-catering apartments in 2014, the establishment includes the 2 adjoining villas in the grounds. Located on a nice quiet road off the main front, the Residence sits in its own small grounds on a corner. Reception is up a few steps from the driveway. Welcome from one of the twin brothers, Andrew and Michael, that own the place was very warm and helpful (We never were quite sure which brother we were talking too!). We were up on the third floor, there is a lift, but it only takes one person plus case at a time so generally we used the stairs. Our apartment comprised a double bedroom and lounge/kitchen with folding bed. Aircon in both rooms, which we needed as it was quite hot at night. Both rooms had big opening windows with some excellent wide views. Space was a bit neat once the folding bed was out, and the bathroom was incredibly tight both to use the loo and have a shower, larger people would struggle. Furniture and fixtures were adequate, beds comfy, but we found the provision of crockery, cutlery and utensils a bit on the minimal side if eating in a lot. Kitchen was quite new and very well fitted out. We could have done with having the bin emptied, it was not emptied for the duration of our stay. There is a lovely terrace in the garden to sit out and enjoy a drink in the late afternoon, and the garden is a nice place to be with some interesting plants. Location of the Emeraude is perfect. Just a five to seven minutes walk from the Casino supermarket which has lots of food ideal for self-catering and some excellent Rose wines, close to the main promenade where there are some lovely restaurants right on the beach, and near the park area of Juan Les Pins where there always seemed to be a game of Petanque on the go. Main railway station is about 10 mins away, we took the train to Monte Carlo one day jaw dropping! You can walk into nearby Antibes with the atmospheric old town in 20 mins. Overall, we really enjoyed our stay here. The owners are very helpful and speak excellent English. Best tip they gave us was to use Uber taxis rather than local cabs to get around as they are so much cheaper. Juan Les Pins is very relaxed with lots to see and do nearby. There is a quaint charm about the Emeraude that just makes you feel at home and as long as you dont mind a few stairs and a few other little quirks then you can have a nice relaxing stay here.

A very pleasant stayingWe stayed for 4 nights there. A very nice quiet place, walking to beach does not take a long time at all. Casino shop, restaurants, bars, green square, all is around. Free parking places are around as well. We love it and will be back there. Merci! Warm regards, family Castro.
