disappointedvery little amenities offered for $200 per night. We booked this at the last minute without researching the reviews. Though the room was ok, the air conditioner was deafening. Bring your own soap and shampoo. No coffee or tea offered after "hours," we were told to get it at the local coffee shop. Breakfast was nothing spectacular. Very disappointed - it could have been more and wasn't.

Smelly and poorly maintainedThis place is probably a fire hazard. Front door was falling off the hinges when we were there. We were asked to lift as we closed it, but after the second night 2 of the 3 hinges came undone. The bathroom window on the first floor was so rotten the window pane was loose. Deb, a lovely person who is involved in caring for the place, explained that she knew it "needed a new window" and said she would deal with the door that was now off 2 of the 3 sets of hinges But the biggest problem is the smell. Mold smell pervades the entire place. We moved to a second floor room (thanks to Deb's help), but were asked not to open the windows at the front of the room. We ran a fan non-stop and put a smell deodorizer in the room, and stayed out of the building as long as possible (skipping the breakfasts). This place has serious issues, and a very nice person trying to fight a losing battle.

Never Book HereTheir cancellation policy is beyond unreasonable. Once you book, they charge your credit card that day. You CANNOT get a refund if you cancel your reservation. We had to cancel due to a medical issue with my mother in law. This place will not refund my charge card. I am out $390. Never stay here.

Don't trust the picturesThis place is falling apart and might be a danger for people with allergy. Mildew is so dense that the whole house is smelling really bad. The pictures on the website must be from long time ago. Nothing to do with the terrible state of the house now. Windows cannot be opened, some toilet paper are blocking to prevent the air from flowing. The tv was an antique and did not worked... I will not recommend this place.

Don't Book HereMade a last-minute reservation here @8pm ET via AirBNB for two nights for my kid who made a surprise trip to be with family (some who live f/t in Brewster and others who travel there every year to meet-up). When I didn't get an immediate response from the site, I called the B&B directly. The host picked up the phone but seemed 'surprised' that I was calling. She told me they had room and it would take about an hour to get it ready. Red flag #1. When it turned out that my kid was able to stay with family, I called to try and cancel. Now to be fair, I did make a last-minute reservation - and policy on their site says 2-night minimum. However, when I called back to let her know we wouldn't be showing up, she was genuinely irked. Red flag # 2. And when I said I completely understand the charge for night 1, I was hoping she'd consider refunding us for night 2 considering we weren't staying there at all, and it should not have been a bother on the second night (after all - the room was empty to begin with). She said no, and that they would not provide a refund. I followed-up with a kind email asking for a gesture of goodwill, especially considering we've got family in town and are Brewster regulars. But to no avail. Other reviews of this B&B are terrible. I didn't witness all the complaints based on the property. But the attitude and poor form of the host was just terrible. I will never recommend anyone doing business with someone who is so dismissive of the customer experience. I highly recommend The Old Manse Inn - I've stayed there more than once and the innkeepers are just delightful.
