    Great location with some negative issues

    We stayed 2 weeks with 2 kids (5 + 7). The location is within walking distance to Grado Centre (don't forget scooters for kids) and close to the beach which was very positive during our stay. The rooms are ok, basic kitchenware is available. We had a big terrace which we used daily - although, rooms with terrace usually are not equiped with AC and it can get very hot and moisty... believe me! Don't expect too much service (bring your own toilet paper, reception time is between 16-19, parking-lot-fee 7 Euro/d, extra charge for AC, etc.) for the money you are going to spend. During nighttime it can get quiet noisy (WED: scheduled beach party, SA: some private beach party (in our case till 4 am), SO: scheduled pool party in the resort)!!! Overall the close distance to the very nice centre and to the beach counts and the restaurant is superb. Couriosity: check the resort's (do's) and dont's list

    This is not a hotel, but still reasonable value for money

    This is NOT a hotel, you can only rent appartments. Be prepared to provide your own toilet paper, garbage bags and cleaning utensils. Rooms are not made up or cleaned by staff during your stay. However, if you are prepared to accept this, you get reasonably good value for money. Pros: Good (but not cheap) restaurant on site Mainly families with children, i.e. reasonable crowd 3 nice swimming pools plus private access to the sea Free beach next to the property Cons: 1-2x per week unbearable noise from officially authorised beach parties until 1 or 2 am The hotel website is overselling - the pool where the pictures were taken is not accessible for hotel guests! (but three others are) Parking needs to be paid extra Cash deposit needed at check in Warm water needs careful handling

    the location would be nice, as well as the shape of the apartments. but the overall state is a mess - the bathrooms are completely run down (broken tiles, black margins all over, dirt, rust and mildew...). the whole place needs a complete make-over. and: don't go before (at least) june when it's getting warm. otherwise the rooms are damp, sometimes water comes through the ceiling and it is extremely cold - air condition doesn't work, so you can't heat the place. but the staff is nice...

    Pleasantly surprised!

    I rented 2 studio apartments in the beginning of June. Going on holiday our goal was to relax by the pool, whilst being near the ocean, in a quiet, hot, friendly, yet affordable location. And Porto San Vito, was all that and more. I have read some pretty negative reviews, and I have to say in my view they are too harsh. The studio apartment which is quite large has a lounge/kitchen and a bedroom with a good sized(albeit quite rundown) en suite bathroom. From our bedroom we had a beautiful view of the ocean and the same from out sitting room/ kitchen. The resort was very quiet which I think was due to how early in the season we arrived. But this suited us and we were surprised to see we we're essentially staying on the grounds of a yacht club so we could see beautiful boats daily. The reception were extremely helpful when we were trying to plan our trip to Lake Bled in Slovenia. With the language barrier making it difficult they pulled through and managed to make a travel itinerary for us, which was very much appreciated. Many people in Grado have very little english but they really make an effort to communicate. All in all the only negative was the worn down bathroom and also the flurry of ants that would spontaneously appear in our kitchen (we rarely ate in the apartment so this was not too bad for us, however for a family looking to cook, it could be a major turn off). But for 76 euro a night per studio (this is the equivalent price to a dodgy european hostal dorm bed!), three swimming pools and the ocean just meters away, its hard to complain!

    Perfect for families

    We stayed there with your 2y old daughter for a couple of days and we liked the swimming pool area (three pools) with a great view to the see and shade places under the trees. We stayed in the main building and had a clean and modern room with kitchen and a huge balcony. What we have seen, probably not all of the resort's room are at this standard. Furthermore they have direct access to the beach (through a private door), where you can take umbrellas and a sunbed from the hotel for free with you. The old-town of grado is an easy 10 min walk. The in-house Restaurant is a little bit pricy but very good. Some guests may will miss the WiFi inside of the room, but we didn't bother. Next to the hotel there is a little private port, where you can rent a motorboat for 70EUR/half day to explore the laguna and shoreline. Even though the resort is more expensive than others in this areas, we would definitely go there as family again, because the beach and the old-town are around the corner.
