  Fabulous breakfast!

  Stayed one night and the hostess, Pamela was lovely. Breakfast was fabulous best scrambled eggs I have had for years! Manor was nice rooms are in carriage house separate from the manor. I thought we would be in the manor. All guests can access the dinning room and lounge rooms. Decorated to the period. Good parking at the back i front of the guest rooms. Nice little private lounge area is attached to each room. Bathroom good size and clean. The bedroom was stuffy during the night just needed a little fan, even though air con was on in the lounge area with doors open. Bathroom door did not close and bedroom was dusty and caused my allergies to flare up. Double bed with electric blanks if needed, but we were hot, even with air con on as previous mentioned. Tea and coffee facilities and bar fridge in private lounge area to use. Little courtyard area at the front of the guest rooms was pretty with beautiful roses . Manor is easy to find. Although not close to restaurants-some do deliver, or 5 minutes in the car to city centre.

  Quiet, elegant and very comfortable

  Thanks for providing a quiet and comfortable stay in Warrnambool. The rooms were well appointed and the proximity to the town and Emmanuel College excellent. A restful stay and a lovely residential area to walk around in.

  Picked a bad night to stay

  We stayed for one night and owner was very apologetic that they had only recently found out the neighbours were having a birthday party. It was very noisy and they told us they had complained during the night. For the price they charge some compensation for this would have been good. (maybe a bottle of wine?) The room was not a bad size but we found it quite dark. The cushions on the couches slide off when you sit on them. We did not have access to the garden as there was a family gathering when we arrived. The little decanter of port and chocolate is a nice touch in the room. Breakfast could have been improved with some deli bread/croissants or yoghurt.

  Pleasant owners, but rooms need updating

  Spent one night here after our drive along the Great Ocean Road. The bathroom was large, clean, and updated, but the sitting room and bedroom needed serous updating. Since the owner is an antiques dealer, perhaps he could find a nice piece of furniture for the TV, rather than putting it on a small refrigerator. There was WiFi and the breakfast was fine. The owners were lovely people.

  Friendly, central accommodation

  Great base from which to explore the region. Very friendly hosts and delicious breakfast served. Good luck with the sale of the business! Make sure to visit Middle Island and Tower Hill plus Port Fairy.
