  Sweet Dreams on a Budget

  Spacious room, large comfy bed, TV, couch, dining table, fridge, microwave, coffee, next to the foreshore, BBQ area at back, short stroll to the supermarket and Monday Night Markets, great spot for walks or scenic drives, beaches, lovely Sheoak Falls and Erskine Falls. I got a great last minute deal booked one day before off peak season Feb, stocked up the fridge with picnic goodies, toured the Great Ocean Road for 3 days and met up with some old friends.. just great. There is a disabled unit ground floor too.

  Excellent on a budget

  My wife and i booked - I had stayed here before but for my wife it was a long time since she stayed here. Yes some aspects are a bit tired BUT there are some really good features. First the price is actually cheaper than a cabin in the caravan park. You have free wifi, Foxtel and excellent big towels and quality bed linen. When we checked in we opted for the only ground floor unit just to avoid climbing the stairs. With a kitchenette and the local supermarket a short walk away you don't have to dine out. Easy walk into town and friendly staff. We will certainly stay again.

  Be mindful

  While I found the stay better than most people did, the desk person was quite nice and the room itself wasnt terrible. And I dont have high standards. If theres a clean bed and the people are nice with no strange liquid stains on the walls Im pretty happy. However for a business trip Id be mindful that the manager or the admin team are not very responsive to their emails. In terms of getting a tax invoice, they were very difficult and not helpful. I booked through booking.com and by law it says that booking.com must give tax invoice but being told to contact them when it states in their policy as well as confirmation receipts that the accomodation must give tax invoices made the very simple request very stressful. I had to call fair trading to find out what my options were. While booking.com helped me out eventually by communicating with them on my behalf because I became very frustrated with the accomodation team. I found the team at the inn to be terribly rude and just unhelpful. Plus when I finally got the invoice it didnt have all the proper details. Lucky my work accepted it with the receipts and confirmation receipts from booking.com. As a business trip I wouldnt recommend. Maybe only as a holiday. But really after that experience I wouldnt stay with them again.

  Uncomfortable, dirty and unserviced

  You certainly get what you pay for here. I knew it would be economical and basic but I at least expected my room to be serviced. It was not serviced during my entire four day visit and a bag of dirty linen and rubbish was left outside my room for a full day. The room (which I had to be moved into due to a long stay guest ranting obscenities in the car park and in the room below into the wee hours every night) was dirty, with toothpaste and hair in the basin, leaking soap from a squeeze dispenser all over the basin and a dirty fridge. The bed is uncomfortable and when the smoke detector battery started to go flat and was chirping the owner came up and solved the problem by removing the smoke detector altogether. No smoke detector for the remainder of my visit. Will not be back.

  overnight stay

  If the staff are going to run the coachman they should be able to speak and understand English better so you can communicate with them .The place was was not very clean some areas of the room has not been vacuumed for months with bottle caps laying on floor. Cobwebs in the corners of the room. I went to sit on a chair and nearly fell off as chair leg's on both chairs were loose and one chair leg was cracked .And maintenance in this room needs to be lifted to a better standard
