    On a dual carriage way!

Dirty, noisy, no fans (we were assured otherwise by cottages4you), cramped. Furniture tatty and dirty. Buildings falling apart. We had booked for 2 weeks but only stayed for 1. Could be lovely with money invested and maybe just two apartments per building as opposed to four. However, the dual carriage way is so close so will always be noisy and dirty.

    Lots of additional costs

Very well located and safe residence, apartement clean and quiet. Not well declared, what all is included in the rental price. You need a sheet for the bed: 34, end of stay cleanup 56 etc. Pool is for free, and also wifi (but wifi connection just 10m around the reception!!!), no toilet paper, no laundry (you have to wash in the town),no window in the toilet and ventilator was damaged. Tv costs extra.

Good base for the South of France

I have visited this development a number of times and would recommend it as a base to explore the South of France. There is a nice pool and the development is quite quiet as each building is spaced away from others. It is about a mile from the centre of St. Maxime so may not be suitable for people with young children. The apartments are well equipped and its quite possible to eat in most nights as there is a big supermarket up the road. I think you would need a car to get there as the public transport option to St. Maxime seems quite difficult.

Very disappointing - not for us!

We arrived late at this resort, because of flights, and although we had arranged this in advance, spent 1 hour first trying to get into the gated area (not well marked, gate code incorrect) and then finding our apartment as there was no-one to meet us. The apartment was dreadful - we even looked for somewhere else to go the next day. Described as "stylish and spacious" it was anything but. The kitchen area is minute - only room for one person, little in way of cooking equipment, and no oven. We ate out every day, at great cost. Bedrooms were little bigger than the beds. The terrace overlooked a bare piece of ground covered in leaves from eucalyptus and weeds. None of grounds round houses were tended. Not attractive. Lounge area was large but very shabby and nowhere comfy to sit - I don't count the sofa bed! The only plus was the pool area which was pleasant and uncrowded - but no bar for drinks and snacks! As mentioned, we arrived late, on a Saturday evening. No shops open on Sundays - I couldn't even find milk for a cup of tea until Monday!! Ste Maxime itself was also a disappointment. Everywhere extremely busy and toilets etc dirty. Don't even try public ones, and restaurant ones not much better. Took 45 minutes to get out of Ste Maxime towards west. St Tropez even worse. Prices were sky high - a standard 3-course restaurant meal was 30 Euros each, with bottles of wine starting at 22 Euros. I think they believe the whole population has just walked off a 50 metre yacht! We will not be returning to the South of France.

Where the hell is this place?

Problems that we had with this holiday site occurred immediately on our arrival. Our party consisted of six adults and two children, aged 19 months and 5 years. We arrived in the vicinity of the site at 10.30 p.m. and found that the site was not clearly signposted. Moreover, the directions that we were provided with on collection of the keys were inadequate as they had been written solely in French and none of us are fluent French speakers. We asked an English resident of a nearby site for assistance and despite her knowledge of the area and her efforts to help us after approximately one hour she conceded that she was unable to help us any further. We continued our search alone for another frustrating hour and with two very tired and upset children we felt like Moses and his tribe who had spent 40 years wandering in a desert and decided enough was enough and at this point contacted the local Gendarmerie who came to meet us and were able to guide us to the site. When we arrived at the site we found that there was an electronic gate that was closed. We had been provided with a four digit pass-code which was inputted on the keypad outside the gate and the gate failed to open. However, the gendarme told us that it was common practice that at night some sites disabled outside keypads and advised us to try using a keypad that was accessed by walking through a side gate to the other side of the main gate. Luckily this opened the gate but no mention of this arrangement was mentioned in the instructions that were given to us. The apartment was generally clean but there were cobwebs in some corners, the floor in the balcony was dusty and the glass door leading onto the balcony and the shower door had not been cleaned with clean water in some time. Curiously there was a dishwasher in the apartment but no washing machine which would have been more useful as there is no laundromat in the area. A major drawback was that the apartment did not have air conditioning and at night with the temperature reaching 35ºC in an attempt to reduce the build up of heat by opening the windows only invited mosquitoes and other flying insects into the apartment leaving one with the stark choice of sitting in sauna conditions or enduring being bitten by the mosquitoes. Aside from the heat at night keeping one awake because of no air conditioning, sleeping problems were further compounded by the nearness of a busy dual carriageway road where there was a steady flow of heavy traffic up until 3 a.m. which then recommenced at 7 a.m. The site is rather isolated and hence a car would be essential as it is a 40 minute walk to the town centre and a 10 minute walk to the nearest supermarkets as there is no shop on the site. Whilst there is a swimming pool this is not supervised and access to it is either by ascending steep concrete steps for one entry point or manoeuvring your way through bushes to gain access via the other entry point, which causes difficulty for anyone using a pram or who has mobility problems and machetes are not provided. At both entrances there is a cumbersome gate mechanism that requires one to raise a lever with one hand and simultaneously turn a knob with the other. This is especially awkward to use when accompanied with small children as your attention is divided between trying to operate this and prevent them from falling down the steps or into bushes. Users are required to remove footwear before entering the pool area and wade through a small puddle of what I supposed was intended to be disinfected water. However, the reality was that this was a puddle of stagnant water with algae growing which was not only unhygienic but slippery underfoot and dangerous especially so when carrying small children. Although the sunbeds surrounding the pool are free they are shabby and many of them were dirty. Whilst there is a reception area it may as well not exist as it is closed one day of the week and the remainder of the week it supposedly operates on a part-time basis. I noticed that the opening hours were posted on the glass door of the reception building but discovered that any relationship between these and actual opening times seemed purely coincidental as several times when I went when it was supposed to be open I found that it was closed. It would appear that opening times are there for the convenience of the part-time receptionist / caretaker rather than holiday makers. In conclusion, whilst the setting of the apartments is very prettily landscaped and the apartments themselves are reasonably comfortable our holiday was spoiled by the problems we encountered that could have been avoided such as: the erection of a large sign at the entrance with the name of the site clearly visible from the roadside, providing directions to the site in English and instructions on operating the electronic gate at night, improving the cleanliness of the apartments and the pool area and replacing the mechanism at the gates to the pool with something more manageable.
