have stay at this lovely hotel several times over the years and have never been disappointedwalking distance to Kitzbuhel with free bus to the lifts across the street ,i find this family run hotel best in the area.Breakfast they serve is excellent and sets you up for the day skiing.the spa at the end of the day , just makes the stay fantastic .

Great ski trip vacationCozy boutique hotel It was a fantastic experience to enjoy a ski trip in this hotel. The deal was great including ski pass , free breakfast and tea. Breakfast was great and homemade milkshakes was wonderful. Room was ok and totally enough space. Facilites was good with sauna, steam and water bed and it was very interesting for us. It was quiet and cozy while we stayed and staffs were very helpful and honest. After a hard day skiing and it was wonderful to enjoy the facilities without line up. Would be great if they have jaguzzi. Lovely decoration and totally relaxing and comfortable. Not too far from town but can enjoy the quietness and nice balcony in room. We will go again!

Great hotel just 15 min walk from shopping areaReally nice and friendly boutique hotel a short walk away from Kitzbühel centre and shopping area. Really friendly staff and superb breakfast. Sauna area is best in town with the latest facilities after a long day skiing.Not as expensive as the other hotels in the centre of Kitzbúhel.

Great breakfast, otherwise okayIt wouldn't rate this hotel as either great or terrible. It's okay. It's quite a way from the centre of town. You really need to drive (about 6km I think). The rooms are okay, nothing special. The bathroom is small. Breakfast was great and there is plenty of onsite parking.

Nice enough hotel. Not good value for money. Staff let the hotel down.My partner and I stayed at the kitz garni in February 2017 for a week. Hotel: The hotel itself is very nice, lots of little alcoves to sit and relax in, a well stocked, not overly expensive, bar and bright and airy breakfast areas. The breakfasts were lovely with a good continental selection and an option to order a variety of cooked eggs. The hotel was very quiet and we only bumped into a total of six other guests during breakfast time and seldom saw another soul. The spa area is lovely with two saunas, a steam room, tea and coffee facilities and various little relaxation areas. Staff: Of the three staff members, one was a little moody and difficult to deal with at times and unfortunately was the one who served our breakfast every morning and worked on the reception in the evening / night. She seemed unhappy generally and on one particular occasion made us feel very uncomfortable due to her bad mood which was caused by us (almost) causing the smoke alarm to sound due to burnt toast. She made quite a show of opening doors and windows, sighing a lot and informing another member of staff (in front of us but in German) of the 'crime committed by the couple in the corner'. Night time access: We were told on check-in that if we planned to be back to the hotel later than 10pm on any given night, we should make sure we had our keys with us as no staff worked beyond 10pm, and to use the night entrance (down the steps at the back of the hotel). On two separate occasions the hotel was closed early (before 9pm); one of the occasions the member of staff had stuck our night access & hotel room keys to the front door of the hotel so we could access the building - not a huge issue but would have allowed anyone access to our hotel room if they so desired. On the second occasion the staff member did not bother to leave our keys meaning we had to ring the 'emergency only' bell, waking up a different staff member who had to come and open the doors for us and give us our keys. An awkward situation for us as we felt bad for waking her (not our fault) and for her as she was aware that her colleague had in fact locked up early. Location: A good 20 minute walk to and from the town. The hotel does not serve evening meals therefore if you want to take part in après-ski or stay out later to eat in town then you'll need to get a taxi back or walk the up-hill route home. The ski buses are great and stop outside the hotel regularly in the morning and afternoon and take you to the gondola / town centre in less than ten minutes. There is one café / restaurant / bar which is a ten minute walk from the hotel, on the road to Kitzbuhel centre, if you didn't fancy the trip into town. The food is nice enough, reasonably priced and the staff are friendly.
