  Booking Deposit

  Do not give Kickback Cottages Lakes Entrance a supposedly refundable deposit if there is any doubt at all about your ability to stay with them. I booked a cottage twelve months in advance and, due to changed circumstances, had to cancel, giving them almost six months notice. To date no refund has been received in spite of several requests. Very disappointed.

  Beware of booking at this property

  In October we booked and paid for a room for 2 nights between Christmas and New year, When we got there from Queensland, we were told the room wasn't ready and to come back in 2 hours, 10 minutes later we got a phone call saying the hot water system was broken so we couldn't stay there. The caretaker got us another room in a very run down out of date, tiny horrible motel..... that night we were looking on Booking.com and found our original room at Kickback Cottages advertised at about double the rate we had paid. When we confronted them about this they offered us our room back (weird how the hot water system wasn't an issued anymore), but we had already paid the second place for a room so we didn't go back. I cant be sure but seems very dodgy to me, like they are attempting to profiteer during peak season! Be Careful when booking as you may end up in the same situation, waiting for your refund and not having the holiday you planned.

  Owner or manager needs to go

  Couldnt understand each other because of the language barrier. All Charlie understands is how to take money from people. On arrival our cottage was filthy, there was a hole in the roof above the stove that kept dropping leaves and dust/dirt on our food. I dont think the doona cover has been changed for months and the Lino in the bathroom is rotten and lifting. Not fit for a boarding kennel let alone for humans to stay.

  Kickback Cottages in Lake Entrance, Victoria

  The owner, Charlie, is terrible! He is dishonest and service and accommodation he offered were totally different from what is advertised. He took your deposit money and refused to refund even you inform him to cancel booking way earlier than 1 month, although its refund policy says 1 month notice. He forced us to keep the booking and we had to in order not losing the money. However, his accommodation has no receptionist and we could not get the keys on the day of arrival as promised and we had to stand in the dark to keep calling him for more than 1 hour and had to wait for him for another hour to come! His cottages are old, very dirty, full of mould, dust and even had rats and cockroaches! The ceiling is almost falling down and the walls peeling off. They are like ghost houses! It was such a nightmare! We have noticed that he is selling his cottages and be aware of that he might run away with your money any time since he is dishonest and never keep his promise! Kickback Cottages is located at 32 Roadknight St, Lake Entrance, VIC

  Not suitable for anyone.

  I would never ever come back to this place, we walked out less then 5 mins off arriving. It needs to report to the health and safety department or to the Tourist Accommodation Regulations department or even to consumer affairs of VIC or the Australian Competition and Consumer Commission (ACCC). It is not even up to any hotel, Airbnb, motel, backpackers or any hospitality standards. This place should have never been able to use any online hotel website to sell their rooms/cottages. The photos on all hotel booking website are not what they are when you arrive.
