  Beware! Unethical management and poor location

  Booked this through booking.com and arrived from a long day on ferries with 4 adults and six kids. Was told their credit card machine didn't work and would have to pay cash before they would even show us a room. Kids sat on a curb in 35 C heat for a long time while adults tried to withdraw 2 roomsX3 nights of money. They then went ahead and booked my credit card anyway and have so far refused to refund the money despite me sending proof of cash payment. I have since read several reviews outline similar scams with payment - usually forcing people to pay cash, issuing no receipt, then saying they didn't pay. I feel embarassed i didn't see this ahead of time. The hotel itself is way up on an incredibly steep hill a 25-30 minute walk to the beach and not really near near many amenities. Some of the rooms are nice and renovated like the pictures, others are old, smelly and have broken furniture - you roll the dice. The staff seem embarrassed and aware of what is going on and try to help but what can they do. Also this is a condo development spread out over many buildings and a huge area. we booked with friends and had to walk 7 minutes to their room up 5 flights of stairs then down a massive hill. Do youself a favour and avoid this place!!

  Nice View, Bad Location, Awful Service and Attitude

  + Nice View - Terrible service & attitude - Bad location - Limited amenities or facilities nearby - Sales-oriented condo development, not guest-oriented hotel/residence Hands down my worst accommodation experience in Thailand. We booked online for a long weekend getaway, family including baby. Our troubles started while still on the way to the hotel from the airport late in the evening when I called to confirm that there would be a baby cot available, as advertised on the booking site. The staff member, who spoke little English, said there was no cot available, did not seem concerned, and was not interested in trying to find a solution like borrowing a cot from another establishment; in short, couldn't care less. We spent the next five nights with the baby in the bed with us, which put a dampener on the whole experience. The room we were shown was nice. The views were as advertised, very lovely. The hotel is on a hilltop overlooking Kata Beach (at a distance), and the room was clean and well appointed, if a little cramped. Problem #2 started when we were provided with just 2 small 500ml bottles of water for a family of 4, and the on-site shop was not due to open until 10 the next morning. Again, the care factor was relatively low, and it took some hustling to even get the staff to open up the shop so we could get a drink. The location is not good. The hotel entrance sits on a steep stretch of one of Phuket's notorious hills, with fast-moving, heavy traffic, and walking along that road to get anywhere is definitely not advised. The only other foot access is an *extremely* steep track that pops down to a back-road that winds its way to Kata Beach proper. It's about a 25-minute walk to Kata, about 7-8 minutes to get down the hill and to the nearest 7-11 and restaurants (of which there are several along the route), but otherwise the location is extremely inconvenient. I can't imagine trying to re-climb that hill during the rainy season when it would be slick and dangerous. Also note that at night time, the track from the backroad to the hotel itself winds through overgrown gardens with no light, and doesn't have a particularly nice vibe. If you're going to use this path, go down during the daylight so you can find your way back up at night; it's easy to miss the entrance if you don't know where it is. The convenience store on the property has a very limited range of products and won't meet many needs or set you up for many meals. There is a shuttle that goes down to Kata Beach twice per day, not exactly convenient. There is a very pretty health retreat on the property (a separate business) with a nice outdoor cafe and upstairs open-air vegetarian restaurant with juice bar, yoga, etc., all nicely appointed. There's a very small fitness room. There are three pools available to the guests, all of which involve various treks up and down hills and stairs to reach. The property, as noted by other reviewers, is quite spread out both horizontally and vertically, and not convenient to navigate, especially with babies or anybody with mobility issues. On the second night another property in the development had a raucous party on the deck directly opposite ours. In addition to music there were people shrieking and yelling until after midnight. I got up and asked the front desk staff to ask them to be quiet, and was told that because it was a private property, there was nothing they could do. So, another point to be wary of. Our second morning at the property, the water in our unit went off. We spent 24 hours in the room with no water and varying accounts of when the water would come back on (this with a 6-month-old baby), and on the following morning were told that there was a problem with the mains supply to the building, that the concrete needed to be dug up, and it would be days before the water came back on. There was no sense of apology or concern, and no particular solution offered. I had to call the helpline of the booking website to get some traction, and eventually the 'manager' agreed to transfer us to a 'better' room. The room was not better, the view was a downgrade and partially concealed by the building in front, and both bedrooms were significantly smaller and pokier. Still no cot. But at least we had water. Management had no interest in offering us a reimbursement, despite requests. They showed no real interest. I've honestly never seen a more detached service team, both from management and from the front desk staff. It should be noted (and this is important) that this is primarily a condo development, with rooms leased out primarily via third party sites. The front of house staff are there mainly as sales staff, not as service staff. Therefore while there are some nice rooms and facilities, and you might get lucky and have a really nice stay, if something does go wrong (as it did with us on several levels) you should not expect any care or professional service or problem-solving. This is not a hotel. We were utterly disappointed by our stay here. While a couple of individual staff members showed some sympathy and tried to help us, overall the attitude of the team, and especially management, was very poor and lacked any care. The problems that we faced at the property could have been solved with a level of grace and support had the staff taken the trouble. An offer of some compensation would have gone a long way, but the management were clearly only interested in taking our money and running. Their disinterest and attitude ruined our long weekend. We would never part with another dollar here again, and would warn others to know what you're getting into before staying.

  Avoid at all costs

  What other travellers encountered in the earlier reviews are true. The resort is out to take money even though they know they are unable to provide the booked accommodation. The entire building was closed due to serious plumbing problems. They had the chance to let me know before my trip when I communicated to them that I would be on a week long detox programme with the centre beside the resort building. But they didn't, and went ahead to deduct full amount from my credit card. Only to tell me on the day of arrival that they were putting me in a hotel 30mins drive away. That wouldn't work for my programme. After a whole afternoon of insistence to have them agree to full refund, the resort sent a confirmation email to agree on the full refund. But the refund never happens, despite email reminders and enquiries for status. I have reported this resort to the Thai tourism authority. Meanwhile, for the sake of your travels, please stay away from this unethical business.

  Amazing views

  Quiet, relaxing room with amazing view, and good pools. The restaurant, with an equally fantastic view, was nestled in the greenery and served vegan food. Yoga, spa and sauna on-premises as well as a fitness room. There is a healthy place retreat next door. The entrance was a bit off-putting as it was on a steep path off the main road but there is a short cut, down the back way to walk down the hill to the busy centre and beach. The rooms were equipped with a mini kitchenette with plates etc which was good find and useful for small snacks but a small local eatery has just opened up with great, cheap priced, local dishes- highly recommend.

  Scam

  Kata View Ocean Residence are a scam. Beware of them and their lack of honorable business transactions. Payment in full was received and written confirmation of said monies for accommodation was provided for 4 holiday apartments, but Kata View Ocean Residence left us standing outside in the road with small children upon arrival from South Africa. We had to find other accommodation and have not received a response to our e-mails and up to date have not received a refund from them.
