    Elegant B&B next to river. Spacious and comfortable room. Enjoyed the hot bath with breakfast in the room. Most attractions in Arashimaya are within walking distance. One thing to remember - Most shops / restaurants in this area close at 8pm. So the trusty Lawson / 7-11 would be the alternative option

    A pleasant boutique hotel with perfect location

    My family satyed in JAPANING HOTEL LiV for a night in late December 2018. It seemed to be a boutique hotel with a perfect location in Arashiyama. All local attractions and shopping street were within walking distance. We used a western Japanese room, that was really spacious and clean as expected. It had a nice river view. The room provided all amenities that you expected to have in a 4-star hotel. The small inn did not have a lift, and the hotel reception staff carried our lugguage case to our room. This gentle reception lady could communicate effectively in English. The check-in and out process were very smooth. The hotel had a small bathhouse at ground floor yet it was not an onsen. As a small hotel it had only limited parking spaces. I estimated that its front yard could accommodate four cars (and one of them was reserved for its shuttle bus). At night the room was very quiet and we all slept well. Our plan did not include any meals and we had our dinner and breakfast in nearby eateries (it was noted that some of them might have limited open hours). I definitely recommend this beautiful hotel to family and couples travelers.

    Great hotel, good location, fabulous value for money

    Stayed in Kiku (all the rooms have names). Spacious, clean, comfortable and the shared bath area downstairs is wonderful (the bathroom with tub and shower in the room isn't bad either!). Definitely recommend, though not sure I'd book breakfast next time - it's catered in a bento format and while not bad, I think some of the local cafés can do better.

    Friendly, helpful staff and large room

    Our room was quite large for Japan standards. There was a nice hot shower and an onsen that you can use which was relaxing. There's a water boiler and instant coffee in the room and there was a choice of breakfast delivered. We had bento which was really tasty. The staff was nice and helpful and was able to book a temple reservation for us that we couldn't go outside of the country. They can communicate perfectly with google translate. The room is clean. The bed was uncomfortable. The location of the hotel is lovely and quiet but inconvenient for travel from the Kyoto main train station. There's a subway station close by, but complicated transfers are needed to reach most destinations in Kyoto. We payed about 12,000 yen a night for a double which seemed fair.

    Excellent location, very nice staff, wonderful rooms (but everything wasnt perfect)

    Our Japanese/Western suite was terrific with lots of space and a fabulous view of Arashiyama and the waterway with boats. The living area and bedroom had wonderful floor to ceiling windows. The huge mechanism for hauling the boats out of the water was visible out the windows above the bed and in the bathroom. The two room suite had a large entry, living room/dining area combo, big bedroom and a huge bathroom area. The microwave was useful for heating up the breakfast bento which was small but served with a smile. There were several choices for breakfast - we were there three nights, so tried several options. We also used it to heat up dinner items purchased at the convenience stores. (Note that there are few restaurants in Arashiyama open for dinner.) The staff was very friendly and helpful. There was no big language problem; although few staff members spoke much English, one young Nepali man did and we were able to communicate just fine. Two staff members carried our luggage up the stairs to our top floor suite. There is no elevator and the circular staircase made it difficult to haul luggage upstairs, even for the helpful staff. The small public baths are on the first floor and we very much looked forward to this for daily use. There was a water problem, however; there was no warm water in the showers on our first day. It was fixed the next day for the womens bath, but remained cold for the mens bath for all 3 days of our stay. They were aware of the problem but could not get anyone in to fix it. The bath itself was not as hot as we prefer. Regardless of this problem, we are giving the highest rating since the hotel did apologize and try to get the problem fixed it was beyond their control. The location is excellent for sightseeing, but not close to the JR station. We knew when we booked that it would not be an easy walk with luggage from JR Saga-Arashiyama Station so we took a taxi. The hotel does have a shuttle bus that goes once a day to the JR station in Kyoto but it leaves very early in the morning. We did not take advantage of this as the departure time was not useful for us. Despite the problems we encountered, we would stay here again. Indeed, we tried to make a reservation with the reception staff before we left for sakura season, but they were unable to do so and told us to make the booking online. (As it turned out, sakura season never happened for us due to the novel coronavirus)
