single room with nice bathroomI stayed in this hotel this past June, I rent the single room which was really convenient. The room is on the side of the hill where a restaurant has live music, so for me it was a bit difficult to concentrate of my work, fortunately at midnight they stopped. The room was really small, the bathroom is just new and nice which looked like bigger than the room. The breakfast is included which is good and the wifi connection is good in the room. I recommend this hotel.

Great Location & very warm hostsAbsolutely Loved the location of the hotel Just a 2 minute walk from the piazza IV Novembre & the main buzzing part of city. Mini Metro of Pincetto is a maximum of 8 /10 minute walk, loads of restaurants nearby and you cant ask for anything more when on a weekend getaway :) I had a single room. Very clean. Comfortable bed and pillows. Good bathroom. Just the size of the room is too small and since I paid 40Euros I felt it was a bit much. The same for 30 Euros would have pleased me more. But thats my opinion. The hosts are very warm and helpful and I feel the hotel is quaint and charming and a great on for a stay in Perugia!

Best location, great price, and family runThis is gem in the true sense of the word. Small, cozy, clean, newly renovated, quiet, cheap, incredible location..... but above all the people who run the place. Mr and Mrs Giacomo and the daughter Florinda.....always willing to extend an extra hand to help the guests. You just have to go and experience it.

Very disappointingWe were here for a 3 day weekend and we book this hotel on Booking, afther reading the reviews and seeing the presentation of the hotel .... i can sincerely tell you that the only 2 things that are true from the presentation are the fact that the rooms are clean and that it is close to the center, even if " close to the center" meens to take 233 steps up hill witch it's not easy on the legs .... The reception it's almost always unattended,so if you need any kind of information there is no one to ask it to, the room are clean but very old and the pictures they show in their presentation are very " enhanced or photoshoped " to look much better in the pictures. Aldo in the night the tempratures was 7-8* C, the radiators were cold, when i called to ask if the heating system it's functional i was reassured that it just takes a while untill they heat up ( it never happend).One of the reasons we chose this hotel was the fact that they said and showed that they have a terace, a garden and a bar.... When we got to the hotel and asked were they are we were told that the garden it's used as a parking lot, the bar it's closed because the University it's closed ( no students no bar) and the terace exists but it's not very practical and it's very dangerous , so if you want to use it you have to sign a paper that absolves the hotel of any blaim in case of injury... With other words everithing they say and show in their presentation it's not reality.Unbelieveble but garanteed it's true... Not an experiance i would recomand to anyone, definitely not going to go back there I attached some pictures to show you the room ( the owner told us this is the best and the newest refurbished room of the hotel ), the way we had a drink on the street in front of the hotel, the so cold private terace that some lucky person had and a picture of the famous steps we had to take every day going from and to the hotel.

WowThis hotel is really nice, it is small but delightful, cosy, the staff are amazing, nothing is a problem they are very helpful. The cafeteria is a gem the menu varied and very reasonable prices. This hotel is close to all that is going on.
