  Really not the best

  Reason for our short stay was my uncle has been diagnosed with terminal cancer and was rushed to hospital and had to come see him before was to late and had explained this when we first arrived after we had visited him in hospital we came back and sat in our room watching tv.Me and my mum turned up to the hotel and we were not sure where to park the car, we rang the hotel number and it had no answer so parked out the front and my mum went to the door and they didn't answer and nobody was around and it took ages to find someone. We took all our bags in and it was smelly soon as walked in. Got to our room and it was cosy. We noticed when mum went to make herself a coffee and put milk in, stirred it and noticed bits in it, looked at the sachet and was way out of date (2/3/19) we only had one mug and one glass between us. I sat down in the chair that was by the window there's mold on the celling. We then went to put our phones to charge and there aren't many plug sockets to use. There's one really dodgy looking one by the floor that is hanging off the wall and one single socket used for the telly and one double for the kettle (that I've had to use as i didn't like the one on the floor hanging off the wall at all). This morning I had a shower and a few tiles are cracked and we only had one towel also for the shower. We went down for our breakfast and the conservatory door was open and we noticed it was a dog grooming parlour and it was smelly and the woman smelt of wet dog also same as whole hotel downstairs. Our breakfast was not hot,bacon was over cooked and tomato was tasteless and the coffee was too strong even though my mum likes strong coffee was too strong for her. We are dog lovers but do not like dogs who beg at a table and her dog did. The extractor fans in the loo and shower were full of dust and fluff. But apart from that the lady was friendly. The bed was comfortable and clean although the shower was noisy it was a good powerful shower. We knew it was a three star but had expected more cleaniness, in date milk and towels for each! We could not ask anybody as didn't see anyone anywhere until morning. And she very insensitively asked how was your night when she'd knew it was a sad visit. Really upset about it. She had no sympathy for us one bit even when was clearly upset. When we left she said have a nice time as well (really weird)

  Good and Bad

  The positive points are that the owner is friendly and very helpful. The facilities are good and as others have said the breakfast is excellent. Our room had the additional benefit of a very good sea view. The bad points are that the balcony for the next room was immediately adjacent to one of our windows so we had to keep the curtains drawn on that window. Also there is a lack of attention to detail such as replacing light bulbs. Our room needed three that had been overlooked. The parking is very limited. However for this area the prices are reasonable and the location is good for the beach and Brighton

  Quite a good location on seafront and not far from town.

  This Guest House has both positive and negative aspects. Essentially what you see is what you get! The landlady was friendly, and pleasant which was welcome. Breakfast was very good in respect to the choices offered, and the English Breakfast was very tasty and well cooked. The standard of service was not consistent after the first morning, for e.g. my friend did not have any milk provided initially one morning, and had to borrow some from another guest. On the last morning of our stay, we were served at Breakfast by the landlady's partner. He was pleasant on the one hand, but juxtaposed to this, I noticed he was serving at the tables with bare feet! The latter really did surprise me, as this clearly is does not demonstrate good hygiene, nor is it professional! My friend's kettle did not work on arrival, and this was not replaced for quite some time, so my friend could not make drinks in his room, rather he had to ask me if I could boil the kettle in my room on several occasions, to make drinks! Waited over a day, for a replacement kettle in my friends room! The Guest House is on a very busy road, best and safest to cross at traffic lights only, especially if you have young children with you, or are elderly.

  Very disappointing

  Not the most friendly reception on arrival. The room was shabby and filthy, ie: windows and windowsill dirty, headboard and carpet stained with unknown substances. Kettle looked like it hadnt been cleaned in years as was the accompanying mug. The shared toilet/shower was so dirty I didnt use it at all. The only positive was the bed linen was clean!

  Glad we Visited

  Happy enough with our stay here. Friendly host and the room we had was good with a beach view. Nice breakfast and then we were on our way. Nice walk into the town from here. All in all pretty happy and would recommend.
