Not the best experience but not the worst.I've travelled a great deal in my 69 years and stayed in the widest range of accommodations from 5* hotels to some fairly basic hostels. I have also run a major city convention office placing delegates in everything from student halls of residence to the best hotels. B+Bs can be a lottery and this one rates as a two figure prize, not a loser but by no means the sort of win which would buy much more than dinner for two. The building itself is historic and is decorated and furnished accordingly. The booking confirmation said private parking but, arriving at 4pm the two parking spaces were taken by a Mercedes coupe which had a road warrant that expired in 2012 and an old Toyota that seemed roadworthy. Having parked on the steep side street we trundled our bags down the street then up a ramp to the front door which was locked and contained a note saying to contact Marie on a cell phone number. On ringing the number I got an answerphone so left a message. As it was trying to rain we returned to the car. Some minutes later a small car pulled in behind us, a lady got out and entered the rear of the property. Not having seen exactly where she entered the building, we went again to the front and were admitted. Our room had a harbour view, mainly of industrial units, but was pleasantly decorated, warm and had a comfortable bed and a hanging rack. The deletion of the additional single bed in the room would allow more space for cases and to walk around. Breakfast was a sparse choice of cerals and toast. Neither of us liked the look of the jams or butter and it was a little disconcerting to find ourselves at a table in the window with Marie eating her breakfast facing us. As the night had been quiet and no other guests joined us I assume we were the only people staying and the number of entries in the visitors book were both sparse and well spaced. It has to be said that this B+B has every facility but it looks tired from the outside and needs some TLC. The place has tremendous potential but it feels as if there has been some form of a problem affecting the management which has not helped the business. We left feeling a little sad for both the place and its owners as all that is really missing is a spark to reinvigorate what could an attractive lodging.

A Grand B&BI had the Jade room for one night near the end of September. Open plan room with bathroom separated by a divider, Large four poster bed. Very reasonable price for one night, under A$100. Fantastic views from the upstairs balcony. A challenging walk up from the city, but definitely do-able. I would definitely stay here again.

The Grandview B&B grand views.The room suited the style of the house that is the Grandview B&B is. I was very comfy and had great service. The whole place was clean and warm. I had a great continental breakfast to set me up for the day.The host sat in the dinning room with us so we had great conversations about many things.

This room is dark and feels like a dungeonThe Grandview B&B from the street has a grand view indeed but the standard room we booked has no natural light at all let alone any view. Reception sports a photocopied certificate several years old stating its excellence. This should be removed it is far from current and is misleading. The location is excellent with a view out over the Harbour. It advertises rooms from $100.00 - $200.00 don't book the $100 room/s it feels just like I imagine living in a dungeon would feel. The bathroom is a shower toilet (which has perpetual running water) and hand basin very poky and difficult I would say for anyone who may be of a larger frame than we are to dry themselves or even get in and out of the shower. The shower curtain was very grubby. The person advertised as the owner was not who we met. Everyone needs a break from their job I do not begrudge that. However, I do begrudge a comment written in that person's name. We did not meet or deal with the owner. Can I suggest the owner find a more cheerful soul than the person we dealt with. She had breakfast in the dining room but she sat at a table on her own and did not join in the conversation. I felt embarrassed for her.

Dark and smelly!This B&B looks like it has a great location overlooking Dunedin and the Bay--but beware! It doesn't have good parking and it's a long steep climb to the property and stairs once you're inside. It has a terrible smell and the room was dark and uncomfortable. Don't think I have ever said this in a review but I got bad vibes all the way around about this place.
