CheapThis is an un-manned b&b. Text received mid afternoon with key code for the front door and room key safe box - this process worked well. We had 2 rooms - beds were comfy in both. Both rooms had ensuite facilities - shower, toilet and very small and narrow sink. You have to mind your head on the shelf when you brush your teeth and hubby found shaving awkward. Private parking is behind the property - I imagine it would be a bit tight if you have a large car. The rubbish is stored at the side of the property- I suggest to the owners that they find a better way to store rubbish as it appears to attract small animals to the area. Kitchen isn't so much of a kitchen than a small room with a kettle, microwave and fridge. A major plus point for this booking was the use of a kitchen, but with no hob or oven it wasn't any use to us. Breakfast was ok - selection of cereals, yogurts, croissants, juice etc that you could help yourself to. The cons with being an un-manned b&b is if you get poor neighbours... night 1 was a good night - other users all considerate. 2nd night terrible as other users were loud and inconsiderate of others - walls must be thin as we heard EVERYTHING(!) from the room next door until 3am! Also had to close the windows when out as no-one is on site - rooms were like a sauna when we returned from our day out. I know it was a hot weekend but if we could have left the window open I'm sure the room wouldn't have been so stuffy. If you are looking for a cheap 1 night stay and don't need any luxuries then this property is fine but we won't be coming back as kitchen wasn't what we expected and being un-manned you are really relying on other users being considerate.

Very disappointed in our recent stayWe had a double en-suite. The bed was a fold up type with very soft mattress. There was about six inches between the bed and the wall, no good if you are not a matckstick. The "en-site" was small to say the least, plus a step to get up into the room. Booked for two nights, but one was enough. Would we go there again...not a chance. However these are my veiws. Is it value for money ?...Yes. Could not fault it for cleanliness, or ease of access.

Grubby, uncomfortable, more like a hostel.I booked this 'B&B' due to its convenient location on Christmas night - it was 2 mins from my parents' house. The reviews were impressive and it was £40 so it seemed like good value for money. The guy I booked with was very helpful and they run a self-check in which was really efficient. BUT I arrived late in the evening, got to the room and found it grubby - there were vitamin tablets on the floor - I presume from the previous occupant - so I immediately felt like the room hadn't been cleaned. The furniture was cheap and wonky, the curtains were hanging off the rail and there were hairs on the toilet seat. I almost gagged. Thank god I didn't need to use the shower. The bed clothes looked as if they'd been cobbled together from a load of 'hand me downs', the bottom sheet didn't fit the mattress so it came up every time I moved, the filling in the pillows was all broken up into lumps - so getting comfy on them was impossible. I was awake almost all night - finally waking up for good at 4.35am boxing day morning. The worst bit.the brown stain on the bottom sheet, which resulted in me sleeping in my clothes because I didn't trust that the bed clothes were clean. In the morning, breakfast was self service in the kitchen. I entered the kitchen expecting a dining room type set-up, but got a shock when I walked into a tiny kitchenette (could only fit one or two people in it, standing up) with some pre-packed croissants and a few boxes of cereal on the side. This place doesn't really count as a B&B - it's more like a student hostel and I'm amazed at some of the good reviews it's getting on booking.com - in fact I suspect that the people who run the venue may be writing their own because I really don't recognise the place from the things some people have written. The reception area is deceptively nice - and it gives you false hope when you arrive - but this is NOT representative of the rooms. If you're fussy about where you sleep and you actually want a pleasant stay in Telford, absolutely do NOT stay here. Even at £40, I'd expect better than this - it's horrid.

Do not stay hereThis is the worst B&B we have ever stayed in. We stayed in room 4 a twin room as no doubles were available. When we opened the door to the room it was like going back to the nineties. Dark brown office carpet, and cheap flatpack furniture. The beds were old and lumpy and the springs pinged every time you moved. I thought the wardrobe was going to collapse as soon as I opened the door, it stsrted to sway. The bathroom was that small you couldn't dry yourself and the shower cubicle was miniscule, bruised elbows all round. It also smelled damp and mould was starting to come through the ceiling.

Excellent valueI sometimes think , reading reviews that , some people pay budget price and expect 5 star luxury. Myself and two friend stayed there last weekend. We found the rooms simple, but comfotable and ours was clean, when we arrived and certainly had been attended to, whilst we were out. Where else, in the budget range would you find two hairdryers and an ironing board and iron. Yes the bathroom was not spacious, but it iwas clean and had all the facilities we needed. I have experienced much smaller bathrooms in French budget hotels. Breakfast was adequate and the kitchen facilities provided plenty of cutlery and crockery, plus a microwave if you wanted to heat up food. My only niggle was that there was no brown bread for toast and as there were no staff around, it was difficult to know how many people needed to breakfast on what was provided. The lounge facilities were good , with settees, chairs and and tables for brekkie. The surrounding area is suburban housing, but we found plenty of facilities, like shops, an Aldi and some eateries. There was also a good bus service into town, the number 7. All three of us would stay again if in the area.
