  Unable to get in touch

  Like a previous review we have booked to go in August 2020, went through their website as I know they have to pay these booking websites so thought would be helping them. Booked 2 nights stay and although it says free cancellation and pay on arrival shortly after booking they took payment of £140 for a night's stay, when queried they say this is their policy although definitely not mentioned on their website. Like previous reviews we have tried e-mailing and phoning several times to cancel our booking and request a refund of the money taken, not even had the courtesy of a reply. Have pointed out these are exceptional times and wouldn't mind waiting for a refund , just want confirmation of cancellation of booking HEARD NOTHING As mentioned this certainly cannot help their reputation when and if they are up and running again, we hope to get to Edinburgh at some point but will certainly not be looking to give our custom to these owners as they don't seem to bother about people once you have made your booking

  Good value comfy guest house

  My single room in the ground floor was pretty small, but I'd totally recommend it to someone who's looking for a cheap, short stay. City centre and main attractions are within 20/25 minutes walking distance, but also there are few shops and restaurants on the main street nearby the guest house. The room was clean and bright, ensuite bathroom had very strong and warm shower (loved it), sink and toilet. The gentleman who's looking after the rooms and breakfast is very kind and thoughtful. I asked if I could add another two nights to my initial booking and there was no problem (plus at a very good price). The only thing I'd recommend to improve the stay is to write a short list of useful info for guests to look at, in every room: WiFi password, breakfast time, rules, etc.

  Anniversary weekend

  When we arrived the gentleman who met us help us to our room with our luggage , the room was very nice just what we needed for our stay , the breakfast was delicious with plenty of choices ,the area was about a 25 min walk to the centre but plenty bars shops and restaurants on the way ,there was only one negative about the room there was no mirror near the plug sockets to straighten your hair I mentioned this to the host in the morning by the time we arrived back that night there was a mirror in the room ,bless him he had been all over trying to get one he had to order one in the end and the one in our room he brought from his own house nice touch would definitely go back.

  The essential

  It has been an essential stay in a hotel, small with a simple bedroom, the price is really cheap and it is a good stay in Edinburgh. Large bathroom, TV included in the bedroom, also tea, coffee with the kettle.

  Do not book!!!!

  We were forced to cancel our stay here as our flight to Edinburgh was cancelled. We informed the guest house of our need to cancel a full month before our planned stay and they proceeded to take the money from my account a week after having been informed of our cancellation. After sending a string of unanswered emails, we eventually managed to get in touch with an incredibly rude man, whom I assume to be the owner, who curtly informed us that once a booking has been made it cannot be cancelled. Do not book a stay with this guest house. They are rude, unprofessional and take card payments without being authorised to do so.
