Nice place, great view, so-so food and "barely hot" waterThe title says it all. This is about a 5-10 motor bike ride from the town center. The staff is very nice and the rooms are a good size, very clean, stylish and nice back to lounge. Very quite at night. The only downsides are you don't have a choice for breakfast and it is served cold and tasteless (American style breakfast). No big deal because you can go into town for breakfast. Also, the Hot Water is not plentiful and you must ask them to turn up the heater. If you can deal with these couple issues, go for it, like I say, you can't beat the view. Also, be sure to rent a motor bike, in town it is very difficult to find parking for a car! Also, I reccomend hiring a mini bus. They are cheap, they can handle the winding roads and when you get there you can get a motor bike to get around. :) Ps: Pardon my spelling

Not a great stayWas meant to have a 2 bed room villa however they claimed a connecting bridge to the villas was washed away 2 days before in the rain (guess not such a safe bridge to start with) however i do feel thsi was a lie anyway i did see 3 other 2 bedroom villas but was told they where occupied but in the time i was there saw no signs of any other guest or these rooms being used. insteed i was given 2 1 bedroom villas which was no good to me as my 2 young kids would not sleep alone in there own villa so we all ended up sharing a 1 bed villa not the best start. The only food provide is the breakfast if you need to eat you would have to travel into town which is a 10minute car trip getting to and from the town is not so easy. I asked if i could have a coke which they said they didnt have so i asked for water insteed they only have beer im not sure what kind of resort cant even provide a simple drink. In short the rooms are ok but you can find much better closer to town they will serve food and drinks with out the pain of the travel.

Simple, quiet, beautiful, high qualitythe view is an expanse of jungle with mountains in the distance. a beautiful river runs through. it is quiet and not far from Pai. the rooms have a hot water heater. i hear some guests must ask to get it made hot. the resort is designed and owner by a wealthy architect. much land with few villas. the staff are well natured which is special for Thailand. it is simply beautiful. i've been 3 months in Pai and explored much. this resort is the highest quality. the villas and communal sala are a high quality build. all strong high quality natural material. the sala has a huge beautiful fire place, and a cross trainer and a pool. the place is quiet and no food service. will rarely see staff. 10 mins transport to town. best to rent a vehicle. price is negotiable and very good with respect to the situation.

Requires improvement!Unfortunately I would not stay here again. The pictures offer so much for your money but the grounds look nothing like the photos and are very overgrown and it's misleading. We had people constantly coming to view the place during our stay as it's up for sale so this is obviously their priority. There was CONSTANT construction noise which was really awful when you go somewhere to get away from all the noise and just read a book for a week- this was impossible! We should have been pre warned and this was unacceptable. Some of the male members of staff were always asleep in the guest areas...really off putting. Quite often I could not get a bean bag to sit on and read because one of them was sprawled across them snoring! Or sprawled over the floor sleeping. One time when I tried to ask him something he didn't even get up! Very lazy! We stayed a week and by day 3 our bins in the room and toilet bin had still not been emptied. We asked for this to be done and it was but that was it. It was left again for the last four days. As you can imagine the toilet bin was disgusting and unsanitary by the end of the week. See pictures of bin not changed. No hot water AT ALL for the entire week and the wifi is non existent here when I'm the room. Also there is a Labrador dog tied up on a VERY short rope in the basement part and he remained there all week. He looks very malnourished, mistreated and unwell. I actually went out every night and bought him food from the 7/11 and gave it to him after the staff left at night. He practically ate my hand off where he was so starving. I don't know for sure he was being starved but I didn't see him get fed once and he had no food bowl. He really looked very low and it was unbearable for me to witness as a dog lover. If I wasn't backpacking for a year I might have tried to bring him home with me! Don't have much good to say about this place other than the view...but get up very early to get a good spot before the staff do! Much better places to stay in Pai!

I'd go back in a heartbeatI love, love, loved Bulunburi! Loved my spacious cottage, views from the spacious terrace and the friendly, attentive staff. It's a quiet location and pretty far from the central area, so not ideal for walkers or bicycle riders. If I got to Pai again I will book there.
