Nice and confortable B&BSpeaking english, spanish and Italian. Is a nice place to spend vacations one hour from Rome and 10 minutes form Sabaudia center. Me and family enjoy each time we go there!

unique rural location and a warm welcomeWe arrived on a very wet and cold night and they looked after us very well. The heating was pumping out . As we only had bikes our host kindly drove us to the local restaurant which was excellent, and fetched us when we had finished our meal. It is a very rural location and you need transport but there are plenty of bikes available. The wifi was very fast. We were a bit surprised to be given breakfast outside on the terrace which would be great in the summer months, but it was very chilly in January.

Simple B&B, but nevertheless overpriced for the standard it offersWe picked this place because we thought it was a nice and simple place in some beautiful and quiet surroundings. In actual fact, is is located in a forest like settlement with a lot of green around, and the traffic is minimal. However, the place itself was not what we expected. First, it was not really quiet, as you could hear noise throughout the building (TVs from nearby rooms, people walking with stilettos on rooms situated above). Also the rooms were connected through an open corridor, and the landlady has the unpleasant custom to talk and phone with a very loud voice, especially if she fights over the phone with someone, which happend a couple of times even early in the morning. Breakfast was every morning exactly the same, it included an industry made croissant (very sweet and with a rubber type touch), biscuits and a piece of industry made tart (tasted very sweet and artificial). I have to admit this is more or less standard Italian breakfast, but what they called a "rich breakfast" did not mathch my Northern European expectation. The rooms were decorated in a very cheap way, even IKEA style furniture would have been better. For instance, in the first room we occupied, the "wardrobe" was a box of scrap wood that was nailed together, painted hastingly and with an old cloth as the "door" for this wardrobe. It seemed as they got their furniture from people who wanted to get rid of theirs. The worst thing however was the strong odour of humidity and mold. I think it actually came from the matress. We complained and changed the room, but in fact that change was counter productive as the matress in the second room smelled even more from mould (apart from the fact that it was totally worn down). We found that really disgusting and were then more than happy to leave the next morning. We were really disappointed from this place, and deeply regretted choosing it. We saw some positive notes about it in the internet, and entries in the guest book that praised the beauty of this place, and we can only explain it by different expecations and people coming from different housing standards.
