Flight Attendant s 2 Days in KatoombaFirst I'd like to day as a full time flight attendant for one if the biggie's I hope you the reader and property manager/owner take this review for the factual that it is. I travel a lot. This place cost us around $90 bucks a night so fair is fair. It's not a $300+ per night place and it's not completely bad. Some of my crew hotels are shaky so here goes a honest review. Booked via Trip advisor and all was good. Caught the train from Central station Sydney to Katoomba for around $7 bucks then the 686 bus to Avonleigh. The 686 takes you to most of the tourist stuff. You can walk it in 15 mins, just use your Google maps or download the App Ulmon for free offline maps. Avonleigh is one of the oldest traditional homes in the area, it's a classic wooden porch, internal brick walled home with bucket loads of rooms. After reading reviews and the "owners/managers responses" we took a punt staying here. Your major attractions are only 10,15 or 20 mins walk away. You can get a great breakfast, lunch or dinner at Ecco point plaza 450 meters away at ok pricing or Yellow Deli in town at 1.2km 16 minutes walk away. In town there is Woolworths and Cole's for food shopping and a Big W. For o/s people these are large grocery stores that are priced the same nation wide. So back to the Avonleigh, yeah as people say there are some quirky things, stains in the carpets because when it was last replaced they used light colored industrial instead of dark blue or other, the porch is an old Aussie porch, it's fine, it could be dusty or wet depending on the season (this is the country side after all). You're encouraged not to have food or drinks in the rooms (completely not gonna work). You can make a tea or coffee or toasted sandwiches in the main lounge where you can fridge your food though I'm gonna send some free coffee mugs to Avonleigh as they only have medium size cups. It basic but it works. You make a drink and sit to drink. If you want decadent ambiance go down the road to Lialianfels for 6 star service, food/beverages and service. 200 meters away and worth visiting or right next door is the Chocolate shop for coffee etc open from around 8:30-6:00. Not much room for toiletries. Towels we're clean but smell a bit hospital clean like. Bathroom / shower floor and loo are really clean (they might be using Nanno Spray) as were most of the touch surfaces throughout. A nice country picture in the bathroom wouldn't go astray and brighter lighting. At 8:30 in the morning the hallway lighting is as pictured. The warning signs regarding using the shower (water pressure is great though temp can change without notice) without setting off fire alarms should also be placed inside the bathroom as I forgot a couple of times to close the door and despite what the manager/owner says about the bathroom ventilation I'll say as an ex mechanic that it's lame. I have seen these similar warning signs in crew hotels. Management need to check the signage grammer and perhaps make the sign a bit more appealing/friendly. In our room there was no way of manually adjusting the temperature. It was slightly cold though we survived. I weigh 110kg and the bed was a 7/10, the room was large/fine and with 8/10 cleanliness all was ok though yes there are marks in the carpet. The whole place could benefit from a garden tidy up and fresh white internal paint, once over clean etc but obviously this is a business and it's not for me to say if it'd change the bottom profit line. TV worked fine, was in room 1 and wifi worked ok. No hassle check in/out. I hate been over serviced so this worked for me. Not to disrespect other reviews though I though Avonleigh for the price and proximity is a 7/10 BUT that's just my review. It is dated but it works fine. I didn't spend anytime other than to sleep, watch TV and shower there. Up to your taste, for me it's not really a hang around during the day kinda joint but it may work for others. Young international travelers would love it. On a side note I reckon the Owner/manager should massage (soften) their replies to negative feedback a bit. Thx Alx & Georgy Port Melbourne

Good location, very friendly hosts, quaint decor2 night stay on brisk Autumn time. Handy location not far from Echo point etc and Katoomba town centre (we walked both nights in about 20 min). Decor throughout is quaint, gorgeous sitting room. Room was clean, beds were very comfortable and warm, bathroom basic but clean with good hot water. Our room had small bay window with view to garden.Host offered electric heater to offset chill of the overnight single figure temps. Great value.

Clean, but Not up to expectationsOur stay at Avonleigh was rather disappointing. It was certainly clean, and the staff member that greeted us was friendly and helpful. The house is rather 'tired'. There are no in-room facilities for tea or coffee making, but hot drinks are available, free of charge in a communal area. There is no fridge in the room. If you arrive in the dark, be mindful of the bottom step at the entrance. Also be careful of curled up and torn carpets in the common areas, a tripping risk. This hotel is lacking lustre. The location is quite good for the town, and very close to the Three Sisters, which is very convenient.

Basic accommodation, but reasonable tariff.Rooms are a bit dated and very basic - no fridge/tea-coffee making facilities but clean enough. Hotel is fine and well priced if you just need somewhere, as we did, to shower and sleep. The hotel is a longish walk from central Katoomba, but a short walk to Echo Point, the 3 Sisters and the bushwalks. There is a nice enough shared sitting room if you want to get out of your own room.

DissappointedGarden terribly overgrown. Carpet throughout was dirty. Odd odour. The mattress on the bed dipped heavily in the centre. Trying to pass off like a Manor house but failing. Overall very dreary. We had to keep the bathroom door shut when showering as the steam sets off the fire detector. I vaguely remember a sign saying there would be a charge if this occurred. Overall very poor.
