  Reasonable experience for a budget one nighter

  The room was clean and the shower/tea making facilities were good. The owner was professional, very friendly and helpful. The accommodation is situated about 1.5/2 miles north of Leeds City Centre but if you like walking like we do then it's possible to walk through the residential areas to get to the centre. We assume most people would probably drive or take a taxi because there's no obvious eating places or major tourist spots in the immediate area. As previous reviews suggest - the residence could do with a facelift but overall we were satisfied with the booking and thought the pricing was a reasonable deal.

  Friendly, clean hotel

  Stayed here a few weeks ago with my partner. The owner was lovely, very friendly and extremely helpful. The hotel and our room were clean and we really enjoyed staying here. Nothing negative to report at all.

  Bad stay, would not recommend.

  Didn't enjoy our stay here. We had booked a 4-person bedroom through Hotels.com, and were given a room with a double bed and a single bed. On arrival, we were told that we were going to be charged extra in order to have another room with a double bed, EVEN THOUGH WE HAD REQUESTED A 4 PERSON ROOM! On discussion with Hotels.com, the customer service advisor decided to contact Ava Residence to discuss a change in the room, however, the owner did not respond to any calls. I personally would not stay here again. The room we were given was located in the basement, the room smelled like damp, there was dust, and overall the residence looked run down and messy.

  A real sh1thole.

  I have no axe to grind here. Nothing in particular went wrong, (although I requested a newly refurbished room and didn't get one) but this place is like a high security college dorm rooms that isn't cleaned. The proprietor, Sunny Ali, is a likeable character. Very positive and friendly and a set of brass balls on him to be fair. As mentioned above I wanted a newly refurbished room, Sunny assures me my room was only refurbished last week but they have one more thing left to do. We get into the room and its clear that no tradesman has set foot in the place since the last bricky / plumber / spark passed through paying by the hour with some local brasser. But you have to admire a guy who is so committed to his sales mode that he can happily tell you bold-faced lies to your face!! That tickled me, I genuinely liked him. The room was filthy, I mean they could have at least rolled a vacuum cleaner through the room and cleaned / dusted the surfaces (of which there are few probably for that very reason). I suspect Mr Sunny Ali is also the cleaner, handyman and security as well as being a fine host. Well, he is not so fine at the rest unfortunately... The wardrobe was probably fished out of a skip at some stage. The lamp didn't work. The tv worked and shower was very good to end on a positive note. However I did feel like I needed the shower having slept in the bed. I also made the mistake of taking a glance out the window... the grounds outside are slum like, all I could see were Lucozade and beer bottles and cans, bits of broken pipe (refurb?), fags and fag boxes, traffic cones, litter, god knows what else. Overall this place doesn't give me the warm fuzzy feeling I might have got staying in a youth hostel with young Europeans for the same price but rather the dusty sticky feeling that I need to wash my hands after touching stuff. You should probably leave it off.

  Excellent!

  I ve seen a few negative reviews about this small hotel. This wasn't at all our experience.our room was spacious, clean and quiet. Sunny the manager was great he recommended Akbar restaurant which if you adore Indian/Pakistani food done to the highest standards....food to die for Akbar, You hon and Mylahore all brilliant. Ofcourse this is a budget hotel but it represents unbeatable value and the manager is a very nice guy.The car parking feels more than secure....we felt fine leaving our car there, it's a brand new one and i had absolutely no problem. I highly recommend and this is our place to stay when in Leeds.
